ᐅ Location of Kitchen and Living Room

Hello Forum,
I bought a house from a developer that is currently in the shell stage. The windows and roof are sealed, but no interior work has started yet. I have no influence on the plot (mid-terrace house), the orientation, or the construction materials. I can only choose a little during the interior finishing phase (sample selection – autocorrect wants to change it to "encourage"). Therefore, I did not fill out the questionnaire. Most things are not under my control.

I would like to share some thoughts about the floor plan. I have been debating for a while about the layout on the ground floor: where should the kitchen go, where should the living room be? And what about the "middle section" where the architect designed the kitchen?
On the upper floor, I'm not sure if I want to keep the huge bedroom as it is. Probably not.
The house is intended for me with my practice (1 consultation room, 1 waiting chair in the hallway) and possibly later (nothing is decided yet) with a co-houser. So, living together like students, but a bit more responsible.

The sliding door to the garden opens from left to right. Unfortunately, this will be my "main entrance" because the bike shed is in the garden. The bike is my main mode of transport. I use it daily.

The upper part of the ground floor plan feels too large as a living room. I live alone and don’t have a big sofa (a two-seater, a cocktail chair, a leather armchair, a coffee table 50cm x 50cm (20in x 20in)). Additionally, I play guitar and would like to have a permanent guitar spot with a music stand, preferably with some natural daylight.

Regarding the kitchen: I cook a lot and enjoy it. Currently, I have a double-row kitchen with a dishwasher island. It works great. But if I plan it in the upper part of the floor plan, everything becomes crowded. Then relaxed seating is only possible in the lower part of the plan with little light. Or I keep the kitchen as the architect designed it, in the middle section. Then I suddenly have plenty of space.

On the plan, up is east, down is west.

Does anyone have ideas for arranging the floor plan? Thanks in advance!

So, I’m not very impressed with the practice room either, and it will probably be expensive.

Here’s my attempt, assuming you find someone for cohousing.

Ground floor:
  • At the front, your living area with a separate small office/PC corner with a large sliding door. This is also where practice hours will take place.
  • The washing machine is moved out of the technical room, which then has space for cleaning supplies and a vacuum cleaner.
  • The kitchen is moved from the center to the room facing the terrace. The dishwasher and washing machine could both be freestanding units on a platform in the niche, with a countertop above. Wall cabinets could be installed above. Both appliances will then be at a comfortable height.
  • On the other side of the niche, a 40cm (16 inches) pantry cabinet and two oven cabinets are positioned to end flush with the right-hand wall.
  • Then three 80cm (31.5 inches) wide cooking units, and at the end a refrigerator that is easily accessible both from the dining table and the prep half-island.
  • On the right, space for a nice bench with at least a 200cm (79 inches) table.

Upper floor:
  • Two bedrooms, each suited for beds with a maximum 140cm (55 inches) mattress and up to 4m (13 feet) of wardrobe space.
  • The large room can be the living area for the cohouser.
  • If you live alone, one bedroom can be used as a walk-in closet and the other just has a wide bed. You can then use the living area for all kinds of purposes.

Floor plan: Kitchen, dining area, living room, WC, staircase; Practice/living/private use.

Wow, I’m speechless! Everything looks very practical. I think I really like it. I just found out today that the small area behind the washing machine and dishwasher can even be removed.
I believe I like this a lot. And the co-housing partner won’t complain either—they’re getting a fantastic living room.
Wow, I wouldn’t have thought of that layout myself. Using part of the living room as a practice room is the compromise I can accept. That’s okay.
Very cool, now I can think it over tonight and “walk through” everything in my dreams.
