Hello everyone,

I have two balconies and a terrace on the south side. The balconies and terrace are each covered with a roof extending 1.65m (5.4 feet).
The balconies and terrace are fully glazed. The terrace doors are flush with the outside. There is no threshold and no terrace gutter yet.

Is it necessary to install a terrace gutter for a roof overhang of 1.65m (5.4 feet)?

Pragmatically, I would say that I don’t need it. Even after the century flood in the Eifel region, the terrace/balcony, which is 1 meter (3.3 feet) away from the exterior wall, remained completely dry.
Since the renovation is financed through a loan and the bank will send an inspector, I am concerned that they will insist on a terrace drain and a minimum threshold height of 2 cm (0.8 inches).
