Hello everyone,

I am very new to the topic of new construction and recently visited a model home park where all the houses are much too large for a couple and children.

Is it realistic to have 100 sqm (approximately 1076 sq ft) or more of living space? Have you ever considered this and had to give up something for reasons you prefer not to mention? What were your reasons? I appreciate any advice and opinions!

Let me share some numbers:

We are about to start building a KFW40+ house, which will be brought down to Passive House standard.

Flat-roof bungalow, 10×15m (33×49 feet) without a basement, leaving 127m2 (1,367 sq ft) of living space.

Timber frame construction with larch wood cladding.

Aluminum windows and doors by Sch..co with shading system Ware... as zip screens.

South and west sides fully glazed floor-to-ceiling, north and east sides only narrow tilt top windows.
All skylights are Tiptronik.

Windows rated true RC2, doors RC3.

Main entrance with double-sided electric strike and panic motor lock plus fingerprint access.

Building systems Gen..S, heating coil, 150l (40 gallons) domestic hot water, and 4kW cooling.

10kW photovoltaic system with 4.6kW battery storage.

Standard plumbing and electrical installations.

One-third tiled floors, the rest real hardwood parquet.

Double carport with tool shed and 10×3m (33×10 feet) terrace roof (materials only).

Driveways and parking spaces paved with gravel.

60m (197 feet) fence.

Cost: 300,000 EUR

Land, natural swimming pond, and sauna are self-built.

We are managing all trades ourselves!

The building shell and windows come from my employer, so there is a small discount...

Those are additional costs; the prices mentioned are for the house only!
