ᐅ How many square meters can you get for a turnkey KfW40 house with a €150,000 budget?

Hello everyone,

I am very new to the topic of new construction and recently visited a model home park where all the houses are much too large for a couple and children.

Is it realistic to have 100 sqm (approximately 1076 sq ft) or more of living space? Have you ever considered this and had to give up something for reasons you prefer not to mention? What were your reasons? I appreciate any advice and opinions!

Try to schedule an appointment with one of the companies for a tour of their show homes for families. Most of them actually display the smaller versions there. Then you might think about it quite differently.

100 sqm (1,076 sq ft) energy saving regulation compliant building without a slab foundation, with very basic fittings, possibly without floor coverings and painting work.

Regarding KfW40 Plus, I had seen a table that stated:
KfW 55 causes 5% additional costs
KfW 40 causes 10% additional costs
40+ causes 15% additional costs
My mistake was, of course, that the table assumed a price range of 300,000 to 400,000 euros. The goal was to build once and save annually.

Thanks KingSong for the warning. I was really surprised that a provider even offers this.

The 150,000 euros are supposed to cover the house alone. Ancillary construction costs were not planned, but now I see how unrealistic the whole project is. The budget should include interior fittings including the kitchen, excluding carport / outdoor landscaping.

Hopefully one child, with a small room, plus a guest room.

Do you have any tips on how to implement the project? winnetou78, or will you sarcastically join the majority? 🙂

You cannot fit 4 rooms including technical spaces into 100 sqm (1076 sq ft). Unfortunately, your idea is far from realistic.
