Hello everyone,
I am desperately looking for creative ideas for a house with a granny flat. I have already spoken with an architect, but the ideas were not very helpful (a duplex with a different room layout).
I would prefer the granny flat to be only on the ground floor, and the main living area to occupy both the ground floor and the upper floor (1.5 stories). This results in a lot of space on the upper floor due to the building dimensions. Are there any creative and practical solutions to avoid having too much space? I would also really like to have a small extension with a flat roof, plastered in white.
Generally, I find few ideas online for houses with granny flats, so my question is: Are there any relevant websites or what would you recommend?
What options are there for granny flats – only on the ground floor, or one unit on the ground floor and another on the upper floor, or both units spanning ground and upper floors? I’m grateful for any tips, advice, or links with sketches! THANK YOU

Hello,
Laypersons often underestimate the scope involved in implementing their ideas, as the relationships are quite complex and competing requirements, for example from different trades, must be taken into account.
Best regards

...What options are there for separate apartments – only on the ground floor, or one apartment on the ground floor and one on the upper floor, or both apartments on the ground and upper floors? I appreciate any advice,...

What are the building setbacks and the ridge and/or eaves heights on your plot? Who will be moving into the house—typically two generations? What budget do you have planned?
We have developed quite a few such solutions; all were the result of extensive preliminary discussions, since each house designed like this usually needs to meet different requirements.
Kind regards

Hello Cybernd,
I’m currently in the same situation. We want to build a house with about 200 sqm (2,150 sq ft) of living space plus a separate apartment of around 50 sqm (540 sq ft). The guest apartment should have access to the main house. Since we couldn’t find any floor plans in the catalogues from prefab house companies that really fit our plot and meet our needs, we started trying to design something ourselves using software. It’s not perfect yet, but it’s a start. I recommend first thinking about what’s important to you. We limited the guest apartment to the ground floor because it’s intended for the older generation (stairs and all). The garden layout also matters—you don’t necessarily want to sit right next to each other and grill in the summer. Another important factor is whether you want a shared or separate entrance and how access to a possible basement would work. I also tried to design it so the kitchens face each other, making the plumbing connections simpler and therefore cheaper. We didn’t fully design the upper floor because it would be far too large. This way, we still have the option to create a rooftop terrace above the guest apartment later on. Also, the upstairs apartment could be rented out separately later if the stairs lead directly to it, so you wouldn’t have to walk through most of the main house to get to the stairs.
There’s really a lot to consider… but it also makes a difference who you share the house with. So far, we have visited the model home park in Hannover twice; that helps to get an idea of room sizes and styles.
Best regards!
