Hello, we are planning our house, which we want to share with my mother (separate apartment approximately 70 sqm (750 sq ft)). We want to maximize the floor area with 137 sqm (1,475 sq ft). Maybe someone has ideas, suggestions, or improvements. We are grateful for any input.

Development Plan / Restrictions
Plot size 459 sqm (4,940 sq ft), 21.5 * 21.4 meters (71 * 70 ft)
Site coverage ratio 0.3
Building area 15.4 * 13.4 meters (50 * 44 ft)
Building line 3 meters (10 ft) and boundary line 5 meters (16 ft)
1.5 storeys
Roof type: steep roof, minimum 35 degrees
Street-facing gable
Maximum heights / limits 9 meters (30 ft)
Other requirements: max 1.15 meter (3.8 ft) knee wall

Owners’ Requirements

2 storeys + expandable attic
Upstairs: 5 people, including three small children. Ground floor: 1 person, mother
Space requirements ground floor
Mother’s apartment: 2 rooms + living room + open kitchen,
separate office with WC.

Space requirements upstairs: 3 children’s rooms, master bedroom, open living and kitchen area, two bathrooms

Office: home office, possibly for visitors

What do you dislike? Why? Dark corridor

Why is the design like it is now?
What do you think is particularly good or bad about it? Maximum size utilized, difficult implementation due to sloping roofs

Is the granny flat and workspace absolutely necessary?
I think it’s too much for such a small area.
Is that really what you want?
Especially, I would miss having direct access to the garden with three children...
We currently live on the first floor, and I really think it’s a shame not to have direct garden access with a child. I’m really looking forward to that in our future new build.
If you definitely want the granny flat, perhaps it could be designed smaller, for example only 50 square meters (540 square feet) with its own entrance. That way, you could place your living area on the ground floor and the bedrooms on the upper floor. I wouldn’t put the stairs in the middle but rather along an exterior wall.

Or just like that, but then intentionally between the areas (for example, on the ground floor the swimming pool and family room, on the upper floor the living and sleeping areas or similar).

This won’t be that easy since the roof apex needs to be accessed. However, I would first have the size of the apex sketched out. In my opinion, the effort is completely disproportionate compared to the usable floor area.
So far, the entire project seems very unconsidered and amateurish. The only advice is to avoid spending a lot of money on this mess and instead consult a true professional. But I’m repeating myself.

This can work well if the staircase remains under the ridge – for example, on the gable side where the entrance currently is, which could be moved to the eaves side if there is a trapped third parking space.

Objectively, that is true, even though the phrasing sounds somewhat lacking in empathy in the style of 11ant.
Subjectively, the original poster has more than just squaring the circle: one hundred seventy-three wishes for one hundred thirty-seven square meters (one thousand four hundred seventy-six square feet), plus, besides herself, a daughter-in-law and a permanent guest brother-in-law, an allergy sufferer, and three small kids on their shoulders, all of whom need to fit into the nest – and on the other hand, probably panic about only having the plot finalized once the seller approves her building plan. From the comfort of our armchair, it’s easy to shout “boo.” Nevertheless, conjuring up suggestions out of thin air would be typical of you – but I suspect the highly compressed mix of wishes and constraints is also stifling your creativity here.

Yes, there are simply what I’d call snap ideas that no longer make designing fun. And that’s what it’s all about for me. When something becomes unrealistic or just too awful, the motivation disappears.
