Hello everyone,
I would like to share my floor plan here for critical feedback:
Development Plan / Restrictions
Plot size: 630 sqm (6782 sqft)
Slope: none
Site coverage ratio: no development plan
Floor area ratio: no development plan
Building area, building line, and boundary: no development plan / no fixed boundary for a detached house
Edge development: -
Number of parking spaces: 2
Number of floors allowed: 2 1/2 possible
Roof shape: any possible
Style: any
Orientation: any
Maximum heights / limits: no realistic restrictions
Additional requirements /
Homeowners’ Requirements
Style, roof shape, building type: little or no roof slope, preferably a townhouse-style villa
Basement, floors: 2 floors, basement not required
Number of occupants, age: 3 people (34, 28 and nearly 2), another child planned
Required space on ground floor and upper floor: about 180 sqm (1938 sqft)
Office: family use or home office? Permanent home office + combined with fitness
Guests per year: apart from residents, 2 nights per year
Open or closed architecture: either?
Conservative or modern construction: ?
Open kitchen, kitchen island: closed kitchen with an opening element
Number of dining seats: 6
Fireplace: no
Music/stereo wall: piano
Balcony, roof terrace: loggia
Garage, carport: large garage
Kitchen garden, greenhouse: not part of the house
Other wishes / special features / daily routine, also reasons why this or that should or should not be included: whirlpool and sauna in the house, office needs to be large enough for exercising during breaks

What do you particularly like? Why? Loggia with whirlpool (not shown in the drawing) because it adds a touch of luxury.
What do you not like? Why?
Price estimate according to architect/designer: 3000 EUR per sqm
Personal budget limit for the house, including equipment: 700k
Preferred heating system: open
If you have to give up, which details / fittings
- can you give up: basement, sauna in the house, minimum 13 sqm (140 sqft) office, minimum 14 sqm (150 sqft) for children’s rooms
- cannot give up: whirlpool on the loggia
Why is the design as it is now? For example:
Requirements were given to the architect and developed within 2 months after several discussions and iterations

Schorsch_baut25 Apr 2024 12:44I have a practical question – doesn’t a hot tub also need a water supply and a drain connection? And the sauna and fitness area are located very far from the hot tub. To me, none of this makes sense.
Child 2 should be near the bathroom, the bathroom near the master bedroom, and the master bedroom near Child 2’s room, which I think would be more logical.

Putting child 2’s bathroom next to their room, and the parents’ bedroom next to child 2’s room would seem more logical.A hot tub can normally be filled using a garden hose, but there should at least be a nearby water tap.
A drain is necessary because the chlorinated water cannot be drained like rainwater. However, most hot tubs have a drain with a hose connection, so every few months you could run a garden hose from the tub, through the rooms, to the bathroom.
For our hot tub on the terrace, we installed a drain right next to the outlet—constantly laying out a hose would get annoying after a while. There is also a water tap next to it.

I always find it embarrassing when people use their own childhood as an argument (back then we didn’t have this either), but now want to fulfill wishes that their parents didn’t have back then. That’s an outdated authoritarian tool. That might have come across the wrong way. It is independent of the fact that we didn’t have that as children. I always understood that my parents didn’t really want it. After all, it is their kitchen, and certain things are usually agreed upon. It always depends a bit on the extent. However, we certainly won’t be the parents who regularly allow big parties. For that, we are happy to drive and pick up from the club at night so no taxi is needed.

Child 2’s bathroom, bathroom connected to the master bedroom, and master bedroom next to child 2 would make more sense in my opinion. That definitely should be planned in. I had it in mind; maybe the architect didn’t...

However, I don’t quite understand the drawing and the text, since you wrote “or fitness and utility room on the upper floor.” According to your drawing, both are already on the upper floor, aren’t they? Am I missing something?
You were only referring to the location and not the sizes in the plan, right? I’m asking because the utility room is currently only about 6–8 m² (65–86 sq ft). The office and fitness areas wouldn’t fit in there together.
