First of all, I want to say that I think it’s great to have a forum where so much help is offered and active discussions take place... I’m hoping for the same support for my situation now :-)
My brother and I have purchased two adjacent plots and want to build two semi-detached houses for our families.
We have a building envelope of 6.5m x 16m (21 feet 4 inches x 52 feet 6 inches) on the ground floor and 6.5m x 12m (21 feet 4 inches x 39 feet 4 inches) on the first floor.
As for my part, I was thinking of the following layout:
Ground floor
Living area, kitchen, guest WC with shower, and ideally a guest room.
First floor
Master bedroom, dressing room, two larger children’s rooms, and a bathroom.
Originally, we wanted to design the living and dining areas plus the kitchen in an L-shape, but due to the relatively narrow width of the house, this might not be very practical, right? Would it make more sense to plan the rooms in a row, like in a townhouse, where entrance, kitchen, dining area, and then living area are arranged one behind the other?
Do you have any ideas or suggestions, or even floor plans that would work here? We don’t have much experience and will of course hire architects in due time, but before that, we want to get a rough idea of what makes sense or what would be completely impractical.

Well, if only it were clear whether it’s the north or south half, considering you plan to share it.
More importantly... is the access from the west, meaning on the left side of the plan?
And why are you torn back and forth? What convinces you, and what doubts do you have? You should also share a bit of your own opinion so that advice will be more helpful later on.

The driveway is on the right side in the sketch above, so to the east. The plan on the left is west, where the garden is located. On the ground floor, we plan 14 meters (46 feet) in length, and from the first floor upwards, 12 meters (39 feet). The children’s bedrooms should face the garden, and the master bedroom should face the street.
This is not yet reflected in the plan for the first floor.
Regarding our wishes and the back-and-forth thinking :-) We would like a study/guest room on the ground floor. We think it’s more convenient for guests so they don’t have to go through “our” first floor to get to the attic or the basement. Also, if one of us becomes less mobile, this is a good solution. On the other hand, this room naturally takes away space from the main living areas, meaning the kitchen and living room. Unfortunately, the house is only 6.5 meters (21 feet) wide, so we are somewhat limited in this respect. We’re currently trying to get the most out of both the ground floor and the first floor. The first floor seems to work quite well. The children’s rooms aren’t too small... the master bedroom including the dressing area is almost too large but acceptable, and only the bathroom is a bit too small. I keep shifting the rooms on the ground floor around, but I can’t find THE solution, which I know will be quite difficult. I thought maybe a few people could take a look and share their opinions on this floor plan—where they see disadvantages or even improvements...

eltorodani3 Jan 2017 15:12I tried using a Kolo 3D interior design program last night... the setup should look something like this... however, we are still not completely satisfied and are unsure what exactly could be moved or changed.
