Hello everyone,

We received a floor plan from the general contractor that we are basically satisfied with. However, we don’t like the position of the bungalow on the plot. We think the house is placed too centrally, which results in a lot of garden space wasted on the south side. We would like to move the house further north (3m (10 feet) from the boundary). But then the double garage no longer fits. Therefore, we need your help.
Maybe the floor plan needs to be changed after all?

I don’t find the garden on the south side too small. However, I think there could be a bit more space and distance to the neighbor on the west side.

I would probably experiment with the house layout and its rooms as it is, for example placing the double garage on the north side instead of the east. Also, having the garage there could help block the west wind from the entrance.

I also find the three bedrooms somewhat inconsistent. The main reasons to reconsider the plan are, first, the children’s room window facing the terrace (who disturbs whom and who should be granted quiet?), and second, the clear view from everyone to the couch. The living room door is actually the main entrance here and becomes the focal point for in/out traffic, kids leaving and arriving, teenagers rushing into the living room, uneasy household members on the sofa encountering visitors from other family members.

At the very least, I would suggest swapping the parents’ bedroom with the children’s room on the right side of the plan and giving the children access from the front hallway. But even then, the living room will still feel uncomfortable.

That’s my opinion.

P.S. I haven’t looked at the development plan because I find it difficult to manage so many windows on the computer. Rotating and turning the view on the screen is quite tedious.

Or maybe charmingly: a single garage at each location, with a storage room for the lawnmower (and the trash bins) attached to the north garage, and the heating room attached to the east garage.

What I don’t quite understand is why the garage only needs to be 1 meter (3 feet) away on the right side. I always thought it had to be either on the boundary line or 3 meters (10 feet) away.

Yes, like that. But then connected to the house and everything shifted to the right side of the plan overall.
That way, there would be about 7.5 to 8 meters (25 to 26 feet) of garden on the left side of the plan.

The entrance could be moved to the right side of the plan – that might result in a better room layout.

Two single garages are the least appealing option you can have.
I remember a colorful description from you: something about two big ears...

To me, that would feel fragmented – neither one thing nor the other, just improvised where it’s not needed.

As far as I remember, this also applies to border garages when you want to exceed the 3 m (10 ft) average height or something similar.

Good things come to those who wait (hopefully). Attached is the revised floor plan based on the layout from Evolith. We decided to place the garage on the east side to preserve as much of the south-facing garden as possible, positioning the house 3 meters (10 feet) from the northern boundary. The 1 meter (3 feet) clearance from the garage to the boundary was planned to provide space for placing trash bins and to allow walking around the house. I look forward to your feedback.
