ᐅ Expert Consultant: In Which Construction Phases Is Their Involvement Crucial?

Hello everyone,

we are about to start construction through a general contractor.

Now we are wondering about hiring an expert inspector. We initially planned to hire one for all construction phases. The seller agrees but advised us to save money by hiring the inspector only for the shell construction. According to them, it wouldn’t be worth it for the interior finishing.

What is your opinion on this, and do you have any experience?

In the best case, calculate with 2500 euros.

Really, could it be that I’m at 2500? I would have expected around 5000. Could there be a difference in the appraiser’s training (architect vs. construction manager, etc.) that makes the price cheaper or more expensive?

@KingSong, yes, that matches the experiences of friends and acquaintances as well.

There is an association you can find by searching for "quality control in construction." They offer certified building inspectors at a reasonable price – for example, 2,200 euros including VAT for 4 site inspections, including a blower door test ("Additional inspections can be booked separately.").
Has anyone had experience with this? I find the offer very appealing, but quality control and reliability are especially important in this area.

We found our soil inspector the same way (Google) and were/are very satisfied, with a good price. Can this be applied here? I would really appreciate hearing about your experiences!

My expert charges 3,600 (including VAT) for 8 inspection sections (excluding basement) plus final approval, including travel expenses, documentation, photography work, and office costs.

Where are you building? Is the expert an architect or a structural engineer?
