ᐅ Expert Consultant: In Which Construction Phases Is Their Involvement Crucial?

Hello everyone,

we are about to start construction through a general contractor.

Now we are wondering about hiring an expert inspector. We initially planned to hire one for all construction phases. The seller agrees but advised us to save money by hiring the inspector only for the shell construction. According to them, it wouldn’t be worth it for the interior finishing.

What is your opinion on this, and do you have any experience?

There is the blower door test for this purpose. The main point is that the total amount of air leakage through gaps should remain below the specified limit.

It’s less about energy saving and more about drafts. Otherwise, it will whistle through like a sieve.

A socket tornado like that is definitely unpleasant. Does it even exist anymore in an energy-saving regulation house?
I only know this problem from our rental apartments in Lower Saxony. It was completely unknown to me before.

Energy loss is not even the main issue; it’s the thermal bridge = risk of condensation = risk of mold.
Electrical outlets next to compression foam tape installations on windows are, as far as I know, the number one weak point.

We will soon need an appraiser / expert.
Could someone tell me how much the costs were, with at least 7-8 inspections?
And ideally also for the contract review?
