Hello everyone,

we are about to start construction through a general contractor.

Now we are wondering about hiring an expert inspector. We initially planned to hire one for all construction phases. The seller agrees but advised us to save money by hiring the inspector only for the shell construction. According to them, it wouldn’t be worth it for the interior finishing.

What is your opinion on this, and do you have any experience?

Major mistakes can be made during interior work just as easily as during shell construction. If you use an expert, it should be for all phases.

If you were the client, I would also point out that even a qualified construction supervisor cannot do much during the shell construction phase: specifically, they cannot compensate for missed detailed drawings – see the building hardship story from @R.Hotzenplotz.

As a buyer, you won’t be able to intervene even earlier, but the construction phase should at least be supervised until handover.

However, this must be agreed upon, as the client and owner of the property rights is the developer. In principle, the expert cannot really demand anything from them, at most they can provide documented notifications – but ignored warnings can only be formally recorded with regard to their consequences.

Who would, for example, inspect your screed then?

What exactly should be checked regarding the screed? You can clearly see yourself if something is not right.

I don’t think a building surveyor is necessary after the shell construction is completed.
