After reading and gathering information here for several weeks, I am now ready to participate actively.
We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.
For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.
If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.
Has anyone here had experience with the company DHI or can share insights about this billing model?

Hello Ba Ti_G, so we have already decided on the windows.
We chose the uPVC windows with a foil finish (anthracite) on the outside.

The DHI has nothing to do with land prices; the house price and additional construction costs are tailored to your project. I can recommend DHI as a very family-oriented and professional service provider.
We also received many offers, and in most cases, additional costs were not clearly mentioned, or we were given a price to which extra expenses, such as external excavation work, would be added. So, everything was quite unclear. As I said, with DHI there are no hidden costs, and everything is discussed openly. This is my experience so far.....

Oh.. quite a lot has happened here.... sorry, somehow the notification didn’t work. Thanks for the information about the windows. We have now also decided to go with PVC-PVC windows. I need to check the documents to see the exact name of the heating system. It will definitely be a gas condensing boiler from Viessmann. There will also be a buffer tank and a solar system for heating and domestic hot water. We chose this combination because I wanted a water-bearing wood stove.
Current status for us: the ground floor and first floor are up, including the entrance area. Currently, the garage and the interior walls on the first floor are still being built. The roof will probably be added soon.
@karni186 I can only agree with DJCOON. Every detail has been considered in the DHI offer and the calculation.
