ᐅ Development plan: roof space with roof pitch between 30 and 50 degrees

Hello!

We are currently in the planning phase of our house, and I have a question:

The development plan states the following regarding the attic:

The top permitted full storey must be designed as an attic. Attics within the meaning of this regulation are storeys that are bounded on at least two opposite sides by pitched roof surfaces with a roof pitch of 30 to 50 degrees.

We are building a bungalow. The attic will not be finished. Do we still have to comply with the minimum 30-degree roof pitch, or is 25 degrees allowed?

This kind of regulation probably only exists in Brandenburg, or does anyone know of similar requirements from another federal state? I would assume that the 25° (25 degrees) angle is not allowed.

It’s best to ask the authority directly. If they confirm my assumption, you can immediately inquire whether there is any possibility for an exemption.

The chance of an exemption is very high. The regulation is apparently intended to prevent so-called urban villas, but certainly not bungalows. Although a bungalow with a 30-degree roof also looks nice. Take a look at the photos on Team massiv. Karsten

I don’t like steep roof pitches on bungalows. However, I also find this statement quite illogical and would check with the building authority, since you won’t have a full story or attic floor, just a roof.

Perhaps a two-story construction is required. Otherwise, the regulation could also be interpreted maliciously, and the bungalow would have to be built as a log cabin.
