ᐅ Construction costs are absolutely crazy these days, aren't they?

What do you think about this? At first, I was really surprised by the general contractor quotes I received. We’re planning a single-family house with a basement, about 151 sqm (1,625 sq ft) of living space, plus a single garage. We will handle some work ourselves (interior and exterior painting, laying tiles in the basement, building permit/planning permission via a friend who is an architect). It will be a solid masonry house with 36.5 cm (14.4 inches) Poroton filler blocks, KfW 70 standard, and an air-source heat pump. The cost is around 310,000 EUR. That’s over 2,000 EUR per sqm (about 186 USD per sq ft), excluding additional construction costs and land, and without the kitchen. The current offer doesn’t even include any special features yet at the selection phase. Another 10,000 EUR could easily be added. Incredible...

Kind regards
ClaasCPunkt schrieb:The basement is not costly because of waterproofing alone, but rather due to its size and partial finishing as living space. With hydrostatic groundwater pressure, the waterproofing costs—depending on the method—are only between EUR 6,000 and 8,000.
The basement is very expensive for us due to hydrostatic groundwater pressure.
ClaasCPunkt schrieb:You definitely need controlled mechanical ventilation with heat recovery; otherwise, in my opinion, you won’t achieve the KfW 70 energy standard.
In addition, a central ventilation system (controlled mechanical ventilation with heat recovery), including connection to the basement,

Windows WKII,
ClaasCPunkt schrieb:All these features add up, but then you’re definitely moving beyond what’s considered a “mid-range” standard.
Increased ceiling heights on the ground floor, programmable electric roller shutters, and so on.
ClaasCPunkt schrieb:I completely agree. The specifications raise the price per square meter (square foot) of living space.
I’m happy to believe you can offer me a house for 1,800, but in the end, with all our requirements, it will be over 2,000.
ClaasCPunkt schrieb:Yes, but as mentioned above—without controlled mechanical ventilation with heat recovery, you won’t reach KfW 70, and depending on the energy calculation and the site’s solar exposure, additional costs for insulation, wall thickness, or technical systems may still arise.
PS: Gas = gas condensing boiler and solar thermal panels on the roof.
Kind regards
Thanks to everyone for your assessments. Now I at least know that I am not building at completely outrageous prices...
Just wanted to give you a quick update. With some DIY work included (tiling in the basement, interior roof insulation including drywall work, and all painting; landscaping not included), we’ve reached exactly 300,000 EUR. On top of that, about 15,000 EUR will be added for higher-quality selections (bathroom/tiles/parquet). The kitchen will also cost around 15,000 EUR, and the fireplace roughly 6,000 to 7,000 EUR. So, the house with the garage will be about 337,000 to 340,000 EUR. Additional costs like water/telephone/electricity/survey/building permit/planning permission/construction power/construction water etc. are estimated at around 15,000 to 17,000 EUR. So very roughly, the total will be 355,000 to 360,000 EUR. I find that quite expensive, especially since the land isn’t included and was already bought separately. And we don’t even have a very large house... but at least it will be ours!
