What do you think about this? At first, I was really surprised by the general contractor quotes I received. We’re planning a single-family house with a basement, about 151 sqm (1,625 sq ft) of living space, plus a single garage. We will handle some work ourselves (interior and exterior painting, laying tiles in the basement, building permit/planning permission via a friend who is an architect). It will be a solid masonry house with 36.5 cm (14.4 inches) Poroton filler blocks, KfW 70 standard, and an air-source heat pump. The cost is around 310,000 EUR. That’s over 2,000 EUR per sqm (about 186 USD per sq ft), excluding additional construction costs and land, and without the kitchen. The current offer doesn’t even include any special features yet at the selection phase. Another 10,000 EUR could easily be added. Incredible...
Oh man. I’m starting to feel more and more like the fool with my price... Of course, our house will be bigger, but it will also cost twice as much. I’m not sure if it’s really worth it. I keep second-guessing myself more and more...

There are houses with fantastic designs in steel frame construction, featuring various or customized insulation, solar thermal systems and photovoltaic panels, fitted kitchens, marble and tile flooring, whirlpools with TV, security doors, and alarm systems for about 1150 €/m² (around $135 per sq ft) starting from the top edge of the basement ceiling or concrete slab—completely ready to move in.
It always depends on what you want.

Let me briefly remind you:

I have described a smaller single-family home with 113.51 sqm (1221 sq ft) living area – at a medium standard. I talk about hollow bricks and insulation, you about perlite-filled hollow bricks; I talk about a slab-on-grade foundation, you about a basement; I without a garage, you with one… and so on.
You can’t compare apples and oranges – in the end, it depends on the standard you want to achieve. Everything has its price, which obviously matches your budget.
I wanted to show that a smaller budget can also make a single-family house possible without compromising on quality – bigger and better is always an option. If you had been satisfied with less, the price in the lower right corner would certainly be lower as well :-)
So don’t complain, but rather enjoy what you and your spouse/partner have chosen freely without pressure!

The garage or carport, additional costs for a concrete roof, as well as ancillary building costs, land, etc. are not included. We have gathered multiple detailed offers. It is theoretically possible to build more cheaply, but then the quality and appearance are compromised. -> Cologne region
