What do you think about this? At first, I was really surprised by the general contractor quotes I received. We’re planning a single-family house with a basement, about 151 sqm (1,625 sq ft) of living space, plus a single garage. We will handle some work ourselves (interior and exterior painting, laying tiles in the basement, building permit/planning permission via a friend who is an architect). It will be a solid masonry house with 36.5 cm (14.4 inches) Poroton filler blocks, KfW 70 standard, and an air-source heat pump. The cost is around 310,000 EUR. That’s over 2,000 EUR per sqm (about 186 USD per sq ft), excluding additional construction costs and land, and without the kitchen. The current offer doesn’t even include any special features yet at the selection phase. Another 10,000 EUR could easily be added. Incredible...

I just searched the forum for a similar topic. Although I’m from Austria, the construction costs here are absolutely insane as well. Our quotes range from 320,000 to 350,000 EUR for a shell-and-core finish (which excludes interior doors, painting, and flooring) for a rectangular bungalow of 125 m2 (1,345 ft2), with a basement that is fully exposed on one side. About half of the basement has underfloor heating because the entrance and an office will be located downstairs. There is also a double garage in the basement. The offer does not include any extras, but the execution is good with triple-glazed windows, insect screens, external blinds, geothermal heating, and 20 cm (8 inches) of full thermal insulation. However, additional costs for connection fees, utility lines (water, sewage, electricity), driveway, terrace flooring, interior doors, kitchen, bathroom, and so on still apply. When I also consider various railings, awnings, and other extras, I’m probably not far from a total of 450,000 EUR. Even without doing any work myself, that’s still an awful lot! How can anyone still afford to build a house at these prices?

mmh, so we are also building in Bavaria, have already had an appointment with a solid construction company and a prefabricated house company, and received estimates of 280,000 and 300,000 (WITHOUT garage!), with a basement.... Does a garage really cost that much?

What does estimate mean? Or is it a firm offer? Companies also "estimated" around 280,000 EUR with us. Our current offer is now 311,000 EUR including a basement and single garage. Excluding additional costs/garden/kitchen, etc.

I think it depends on what you want. A "standard" version of "my" house was already offered to me for 260,000 EUR. But the insulation thicknesses are a joke, the front door ugly, geothermal heating, shutters, insect screens, drainage, and entrance steps are naturally extra. And additional costs such as site development, fees, driveway, entrance canopy, and interior fittings will also be added!

This topic has been on my mind a lot lately. I know that right now it’s not feasible for us (I am the main earner, and a second child is planned), but even looking ahead... when I see some of the income levels mentioned here and it’s still said that it can’t work, I wonder how it will ever be possible. We’re not looking for a city house of 300 sqm (3,230 sq ft), but a house around 140 sqm (1,507 sq ft) should be affordable with a “middle-class” income—let’s say around €3,000 net (about $3,200) per month.

We certainly don’t live in a dream world and don’t just ignore reality thinking it will be fine, but soon I won’t even dare to ask anymore.

It should be affordable? What makes you think it has to be? Construction and land prices are also rising sharply here, but there are alternatives to a detached house.
