Are there good retrofit smart home systems available?

We bought a semi-detached house as a new build from a developer.

The electrician declined to work with KNX and said he is not familiar with it and won’t do it.

My question is: Are there good retrofit options for smart home systems that don’t require opening up the walls (that is not an option)?

Which systems would you recommend?

Functions:

Light control
Window sensors (preferably invisible)
Shutter control
Music control
Video doorbell

It should definitely be possible to create scenes and rules.

I’m also open to other suggestions for useful functions I may not have thought of yet.

1. It depends. If it’s possible to do it yourself, I would go ahead and do it myself.
2. Probably less so.
3. I would need to check, but basically, when retrofitting, you can do everything step by step (I wouldn’t set a limit at first and would see where things end up and what can be postponed).
4. Living room and dining room, but actually that works quite well with a soundbar and speakers.
5. We’re only getting a basic doorbell initially and can add everything else later, so yes, we have flexibility.

For the video doorbell, I need to decide which one to get first so I can have the necessary connections prepared for that specific model.

Take a look at ioBroker or Home Assistant and their setup process. If you feel confident, that could be an option. Otherwise, you’ll need to choose a ready-made solution, like OPUS with HomeKit or Google Home.

Make sure to have LAN installed. Almost everything can be managed through that. Given your situation, the video intercom will probably work as a standalone system, not integrated with the building automation. So also consider the indoor video station! Relying only on the app is possible but tends to be annoying over time.

I have KNX only because the electrician was cooperative. Otherwise, I would have installed Homematic. My brother is currently upgrading his system, and it can actually do almost everything people consider smart features. Lighting, roller shutters, heating, and so on…

Maybe a Loxone Miniserver Go? There’s been an intercom system available recently. Audi servers are also an option. It’s possible to retrofit and integrate roller shutters with Shellys. The app is quite nice.

I am repeating my suggestion from your other thread: consider patiently holding out during the time you are more comfortably searching for an ideal property, without making major upgrades. You can also commute with a Polo; it’s not necessary to retrofit a V8 twin-turbo.
Only the coffin is the final house—you can always move later.

By the way, congratulations on having an electrician who knows his limits instead of leaving behind the ruins of botched work.

I think you can learn to work with Iobroker or Home Assistant.

The house is not going to be a temporary home; we plan to live in it for a long time, about 30-40 years.

We want to adapt the house as best as possible, and if something cannot be retrofitted or installed by the builder, then that’s just how it is, and we will have to live with it.

I am trying to find out how we can retrofit the smart home features as effectively as possible.
