Until now, I have been a silent reader, but I now have a question for you.
We are currently planning the construction of a single-family house using solid construction methods, along with an attached double garage.
At the moment, I am looking for guidance or opinions regarding the cost of the planned garage. The builders we have contacted so far have estimated costs for the double garage between €23,000 and €24,000.
The garage was listed in one of the offers as follows:
- Precast concrete garage, 5.99m x 5.99m (about 19.7ft x 19.7ft) with a flat roof, backfilled with soil up to approximately 1.30m (4.3ft) high on two sides
- Sectional door
- One window, 1.00m x 0.80m (3.3ft x 2.6ft)
- Two standard AC power outlets
- One high-power outlet, 16 Amp
- Complete, including all earthworks and foundation work
As a layperson, I am really uncertain whether these prices are reasonable. I will, of course, also contact various manufacturers directly to gather comparisons step by step, but I wanted to ask you in advance what budget should be planned for a garage like this. Is the price quoted realistic, or does the earth pressure (backfilling on two sides) and the groundwork drive the costs so high?

We requested quotes for the same garage size (including foundation, installation, and planning submission) from two different developers and received two different individual prices, even though the manufacturer was the same. The difference was significantly more than the 3000 EUR mentioned here.
However, we also made inquiries on our own initiative and found that with a 6 x 6.5 m (20 x 21 feet) garage without a house connection, the price hardly goes below 20,000 EUR.
We requested quotes for the same garage size (including foundation, installation, and planning submission) from two different developers and received two different individual prices, even though the manufacturer was the same. The difference was significantly more than the 3000 EUR mentioned here.
However, we also made inquiries on our own initiative and found that with a 6 x 6.5 m (20 x 21 feet) garage without a house connection, the price hardly goes below 20,000 EUR.
