Until now, I have been a silent reader, but I now have a question for you.
We are currently planning the construction of a single-family house using solid construction methods, along with an attached double garage.
At the moment, I am looking for guidance or opinions regarding the cost of the planned garage. The builders we have contacted so far have estimated costs for the double garage between €23,000 and €24,000.
The garage was listed in one of the offers as follows:
- Precast concrete garage, 5.99m x 5.99m (about 19.7ft x 19.7ft) with a flat roof, backfilled with soil up to approximately 1.30m (4.3ft) high on two sides
- Sectional door
- One window, 1.00m x 0.80m (3.3ft x 2.6ft)
- Two standard AC power outlets
- One high-power outlet, 16 Amp
- Complete, including all earthworks and foundation work
As a layperson, I am really uncertain whether these prices are reasonable. I will, of course, also contact various manufacturers directly to gather comparisons step by step, but I wanted to ask you in advance what budget should be planned for a garage like this. Is the price quoted realistic, or does the earth pressure (backfilling on two sides) and the groundwork drive the costs so high?

from what I understand in the offer description, these are 2 prefabricated garages that will be subjected to earth pressure.
In principle, the quoted price seems very high to me.
Is the garage attached to the house, so that additional deep foundation measures might be necessary?
But even then, it is still a very steep price.

That's not something you like to hear.
The offer of just under €24,000 was from Kemmler. As I mentioned, I have also contacted other manufacturers, but unfortunately have not received any feedback yet.
Of course, I would need to negotiate again accordingly. Since the price offered so far was through the general contractor, they probably have little personal interest in negotiating the price further...
However, if I could save about €3,000 in total as well, that would already be a considerable amount.

Josephine29 Jan 2013 10:17Hello, we had the same issue. We have now decided on a really nice carport with photovoltaic panels on the roof. It costs us a total of 12,000 €.

Our construction company also gave us a quote for a Kemmler double garage for 25,000, which is too expensive for us. I am currently searching online for something more affordable and came across discount garages. The prices are very tempting, but these are not precast concrete garages—they are steel garages with exterior plaster. Has anyone ordered such a garage? How is the quality?
We received a quote for a Superior double garage (5.85 m (19 feet) wide and 5.95 m (20 feet) long) with all additional options included, and the price comes to about 10,500€.
What do you think, is such a garage worth it?
