Hello, after months of comparing and obtaining several quotes, we think we have found the right solution. It will be a prefabricated house.
What still concerns me is whether we have budgeted the costs correctly.
Budget: 370,000€
House offer with foundation slab (we do not want a basement):
192,000€ for 146m² (1571 sq ft) with some work to be done by ourselves (flooring, wallpapering, plumbing fixtures, floors, doors)
Material for self-performed work, according to the house provider: 13,000€ (seems a bit low to me?)
Additional cost for possible upgrades to the standard house features: 5,000€
Land with notary fees: 96,500€
Additional construction-related costs (site services, permits, etc.): 30,000€
Kitchen: 10,000€
Furniture: we already have everything
Garage: not planned for now
Heater or stove: no idea, estimated 1,000€
This leaves 35,000€ for other expenses (terrace and garden work to be done ourselves).
Is this realistic?

Our kitchen cost €11,500. It’s a branded kitchen from Schüller, with a prep island. When I see how many grease splatters are behind the cooktop, I’m glad they’re not all around the island. You actually spend much more time chopping and preparing than cooking and frying.

Have you already done a soil survey? Because of our soil conditions, we had to invest an additional €10,000 in ground stabilization. That’s something you shouldn’t overlook. This brought our additional costs up to €40,000.

For exactly this reason, we are getting a "prep half-island" with a counter extending around the corner.
Since the counter was fixed for us, we decided to place the cooking area along a different wall because we didn’t want the grease splatters. Also, the range hood would have significantly obstructed the line of sight.
So, for €11,500 (about $12,600), the kitchen is great; it fully meets our needs. So, we’re not that far off after all. As I said, we have connections for appliances since some relatives work with Miele.
€40,000 (about $43,700) for additional construction costs? Wow... but I guess that’s not the standard. We haven’t had a soil survey yet, but I thought that a budget of €30,000 (about $32,800) would be a reasonable average.

I do think that amount is close to the average.
