Hello, after months of comparing and obtaining several quotes, we think we have found the right solution. It will be a prefabricated house.
What still concerns me is whether we have budgeted the costs correctly.
Budget: 370,000€
House offer with foundation slab (we do not want a basement):
192,000€ for 146m² (1571 sq ft) with some work to be done by ourselves (flooring, wallpapering, plumbing fixtures, floors, doors)
Material for self-performed work, according to the house provider: 13,000€ (seems a bit low to me?)
Additional cost for possible upgrades to the standard house features: 5,000€
Land with notary fees: 96,500€
Additional construction-related costs (site services, permits, etc.): 30,000€
Kitchen: 10,000€
Furniture: we already have everything
Garage: not planned for now
Heater or stove: no idea, estimated 1,000€
This leaves 35,000€ for other expenses (terrace and garden work to be done ourselves).
Is this realistic?

10,000 euros (approximately 10,000 euros) – I’m not sure if that’s enough or not. For us, that wouldn’t be sufficient, even though we have contacts at a kitchen showroom and chose something from the more affordable options there.

We have a stylish (though that’s always relative, no ribbed plastic or wood-look) modern kitchen of average size with a cooking island (90 x 180cm (35 x 71 inches)), mainly drawers (all 60cm (24 inches) wide) and Neff appliances (including a steam oven) for around 11,000. However, it’s not a granite or wooden countertop. So it’s manageable 🙂

So, an island kitchen for under €10,000 will be very difficult to achieve. It might be better to budget a bit more. We are close to €15,000, have chosen a high-quality oven, cooktop, and extractor hood. Otherwise, nothing extraordinary, just a branded kitchen from Alno tailored to our needs.
Regarding sanitary fixtures, doors, and flooring:
We have 2 bathrooms—1 with a bathtub—and a guest toilet, and we estimate the sanitary fixtures at around €5,000. These are branded products but nothing too expensive.
The doors will probably cost at least €200 each. Sliding and glass doors start at €600. So, in our case, about €4,000 for the materials.
For flooring, we estimate an average price of €30 per sqm (3.3 sq ft). That’s about €4,500 for 150 sqm (1,615 sq ft), excluding baseboards and accessories.
So, €13,000 will be tight if everything is to be included, plus wallpaper and paint.
Our oven including installation and related work costs about €2,700 total. The oven itself is €1,300. So here as well, €1,000 is too little.
So your buffer for the garden, etc., already shrinks to about €25,000.
But don’t forget: leveling gravel for the access path and laying paving slabs will also cost a fair amount!
It should be possible with your budget, but better to calculate somewhat generously and be happy at the end if there is money left over 😉
