Hello, after months of comparing and obtaining several quotes, we think we have found the right solution. It will be a prefabricated house.
What still concerns me is whether we have budgeted the costs correctly.
Budget: 370,000€
House offer with foundation slab (we do not want a basement):
192,000€ for 146m² (1571 sq ft) with some work to be done by ourselves (flooring, wallpapering, plumbing fixtures, floors, doors)
Material for self-performed work, according to the house provider: 13,000€ (seems a bit low to me?)
Additional cost for possible upgrades to the standard house features: 5,000€
Land with notary fees: 96,500€
Additional construction-related costs (site services, permits, etc.): 30,000€
Kitchen: 10,000€
Furniture: we already have everything
Garage: not planned for now
Heater or stove: no idea, estimated 1,000€
This leaves 35,000€ for other expenses (terrace and garden work to be done ourselves).
Is this realistic?

I have two points to share regarding your offer, aside from the additional construction costs:
1. Roof connection with titanium zinc sheet metal – we have something similar, and it looks good. However, during heavy rain, you can hear the drumming sound transmitted through the chimney into the children’s room. Fortunately, our supplier applied an insulating foil as a goodwill gesture.
2. An 8 kW heat pump for 127 m² (1,367 sq ft) of living space? I would strongly recommend requesting a heat load calculation and sizing the heat pump based on that. If you only need a 4 kW heat pump, then you should only pay for a 4 kW unit.
