Good day,

My newly built semi-detached house (about 150 sqm (1600 sq ft) without basement, KfW55 standard) is now nearly 10 months old. The air-to-water heat pump is working well. However, I recently noticed that a couple of friends also built a new semi-detached house (same builder, without basement, KfW55 standard) and they have the same heating system but with 50% less heating capacity, even though their house is 250 sqm (2700 sq ft)!

I would prefer not to operate my heating system inefficiently, and I also paid more for the heating system!

Who should I contact about this? The builder remains silent on this matter.

There is a heating load calculation for that. Have it provided to you. That way, you will know if it fits.

I have already asked about that—no response.

Haven’t you researched the things you buy before building your house? Every cheap cellphone costing around 300€ (about $320) is compared online for hours, yet this rarely happens when it comes to building a house (at least for many people).

Or do you also complain later when buying a car that the V8 uses more fuel than the same car your neighbors drive with a diesel engine?

Well, take it slow. Who, please, builds with a developer and asks for a heating load calculation in advance? Sorry, that’s nonsense. That’s exactly why you hire a developer.

Maintenance-free regards

Well, I would at least want to know what is being installed in my house ;-)
For that, I would have the scope of work reviewed – inconsistencies like these should become apparent at the latest there. A heating load calculation is not necessary for this. For example, a 20 kW (68,000 BTU) heat pump for a small house should be obvious immediately.
