I have a few questions: We have purchased a newly built house, and we will have the painting work done by a locally based company. The walls will be handed over with a Q2 level skim coat.
I have now received an offer for the painting work:
Prepare, prime, and wallpaper walls and ceilings, 510m2 (5,490 sq ft) – 10,000€
Paint walls and ceilings – 1,800€
Prices include materials but exclude VAT.
They offered me MODULAN renovation fleece wallpaper, 130g/m2 (4.3 oz/sq yd).
I then chose STOtap pro 550, 150g/m2 (5 oz/sq yd), and the Rapid Ultramatt paint from STO for an additional 1,000€.
Here are my questions:
Is this pricing reasonable?
The company mentioned that they might apply wallpaper directly onto the Q2 finish and only make minor touch-ups. Is Q2 sufficient for wallpapering?
Also, considering this, is the STO wallpaper fleece really significantly better, or is the extra cost not worth it?
I would appreciate any feedback.

We are currently at the same stage of work. Room OWL. We will also achieve Q2 level and are unsure whether to use painting fleece or just paint directly.
The quotes from the painting contractors ranged from €15,000 to €20,000 with painting fleece, and from €10,000 to €15,000 for direct painting. Both options include plastering the joints, etc.
In the end, we found a local caretaker service with consistently good reviews through the site with the hammer. They are now going to do it for €6,000. The first inspection appointment is today, and we are very curious.

How many square meters of wall/ceiling area are you referring to with the prices mentioned? BI, so just around the corner. I got quotes from 5 to 6 painting companies and was almost shocked. I don’t want to speak badly of painters, but it’s probably about two weeks of work for professionals. Charging €20,000 (around $22,000) is quite a statement. I’d like to earn that much myself. Even if you factor in €5,000 (about $5,500) for materials, that’s a very high hourly rate. That’s why we ended up going with a janitorial service. It also doesn’t have to be 100% perfect; we just want it to look nice. These are walls, and they will get scratches and stains over time anyway.
We have 140 sqm (1,500 sq ft) of living space. Ceiling height is 2.6 m (8.5 ft). Kalkgipsputz (lime gypsum plaster) with Q2 finish, but in my opinion it looks good enough to paint right away. We might just put painting fleece wallpaper over it and call it done. Initially, we wanted to do it ourselves—we’re fine with wallpapering and painting walls—but I’m a bit hesitant about the concrete ceilings and joints. You can probably manage it, but I’ve never done it before.
Everything will be clarified this afternoon.

I would appreciate some feedback.You can probably already get an idea about the price from our comments. For the rest, I would recommend taking a close look at the walls once they are finished. For example, in our case, Q2 was specified in the BLS and we had the same doubts as you, but now that I am standing in front of the walls, they look almost perfect to me. I can’t judge whether it’s Q2 or Q3, but I would only touch up 3 to 4 spots at most and paint the rest or apply the paintable wallpaper directly.
