ᐅ Single-Family Home – New Construction Project from Day One – And the Planning Begins

Hello dear community,

For the past few weeks, I have been following this forum and have already gathered some valuable tips for our own planning.

I would like to use this thread to keep you updated from the very first day of planning until moving in. I hope to receive some valuable advice from the community and that this thread can also serve as a guide for other first-time homebuilders.

Now, a bit about our building project:

As mentioned, we are still quite early in the process...

It all started, as it probably does for most, with requesting a catalog from a prefabricated house company. In our case, it was FingerHaus around mid-December.

This was followed by a phone call with a sales representative from the mentioned company and arranging a first consultation. This appointment is scheduled for Sunday, 09.02.2020.

Since then, we have been intensively working on budget planning, possible floor plans and building plots, as well as ideal typical living space layouts.

So far, we have not purchased a plot yet. However, we are in contact with a municipality that is currently planning an expansion of a new residential area. Fortunately, this allowed us to help decide the size, location, and shape of our future plot. Our desired plot is reserved for us.

Key details of our planned single-family home:
– Location: Southwestphalia, Siegen-Wittgenstein district
– Living area: 179 sqm (1,925 sq ft)
– Concrete slab foundation
– Gable roof
– 1.5 stories with gable roof
– Single garage with extended length for tools/storage room

Our budget:
– Plot including property transfer tax: 70,000 EUR
– Construction costs: 470,000 EUR
– Additional construction costs including earthworks: 70,000 EUR

Our schedule:
– By May 2021: Selection of the construction company
– By July 2021: Contract signing, building permit / planning permission application
– By July 2023: Completion of construction work
– By October 2023: Completion of owner-performed work (painting and flooring) and move-in

We understand that the start of construction depends on the delivery time of the prefab house company, which can vary between 6 and 24 months.

We have now selected 8 different companies with whom we want to conduct initial meetings:
– FingerHaus
– Hanse Haus
– SchwörerHaus
– Bien-Zenker
– Schäfer Haus (contact via family)
– Büdenbender Haus
– WeberHaus
– a local developer

After these initial talks, we want to proceed with more detailed discussions with 4 of these providers.

What should we pay attention to during the initial meetings? What is particularly important? Should we disclose our budget to the sales representatives?

Hello everyone,

I was a bit surprised to realize I haven’t posted here in almost 1.5 years... It’s incredible how fast time flies.

Just wanted to give a quick update:
We now have all the necessary permits (building permit / planning permission), and next week we will start the groundwork due to significant weather-related delays (the access road wasn’t completed as planned in October and was only finished after the winter break in April). The house erection is then expected at the beginning of June.

Attached is the final floor plan:


Ground floor plan: living room, kitchen, dining area, stairs, garage, and garden.




First floor plan: bedroom, walk-in closet, bathroom, hallway, two children’s rooms, and stairs.


Maybe there will be a bit more to share here soon.

The house installation is expected to take place in early June.

Welcome back :-) May I ask who you are building with? Have your construction costs changed or increased? According to the plan from page 1, you are still on schedule. I hope supply shortages don’t throw a wrench in your plans. Wishing you great success, and I’m looking forward to following the thread 😎

Thank you. 🙂 With a small local carpentry company that specializes in timber frame construction for houses.

Yes, they have. If I take our initial budgeting as a reference, we are now far from it: The first set budget in December 2020 for land, additional construction costs, the house, and outdoor areas was 610,000 euros. After the first offers and detailed planning, in August 2021 we were at around 710,000 euros – price increases from 2021 were already mostly included here.

Now we are estimating about 850,000 euros. It’s difficult to pinpoint exactly what caused the cost increase. I would attribute roughly 100,000 euros to added living space and higher quality fittings/specifications. The remaining 140,000 euros are pure construction cost increases over the last two years. So about 20% in total, or roughly 10% per year.

We’ll see. We have already secured expensive and scarce materials or had them procured, and they are stored with the respective tradespeople. If everything goes as planned, the move-in is scheduled for December.

Perhaps for better understanding, here is the current breakdown of the total costs:

Land: 75,000 euros
Additional construction costs: 82,000 euros (of which 44,000 euros are earthworks)
House (turnkey): 616,000 euros (including garage)
Furniture/lighting: 16,000 euros
Kitchen: 25,000 euros
Exterior works: 36,000 euros

We’ll see how it goes. Expensive and scarce materials have already been purchased or ordered and are stored with the respective contractors. If everything goes as planned, we expect to move in by December.

Currently, we are facing long lead times for:
- Mechanical ventilation with heat recovery (MVHR) system from Bosch
- Ground-source heat pump from Bosch (hopefully not, still waiting on confirmation)
- Meter cabinet

I’m trying to order these items as quickly as possible 😎

Everything is ordered and luckily already in stock with the plumber and electrician.
The photovoltaic system, wall boxes, and battery storage will arrive this or next month.
