ᐅ Is the house suited to the plot? Is the plot size sufficient?

Hello everyone,

I have been a quiet but interested reader of this forum for a long time and am impressed by the helpfulness here.

We are planning to build a Frisian-style house (9.7m x 11.7m (32ft x 38ft)). We have finally found a plot that might work. However, we are unsure if the house might be too large for the plot.

Development Plan / Restrictions

Building window, building line and boundary – 5 m (16 ft) setback from the boundary
Number of parking spaces – 1 carport and 1 separate parking space
Number of storeys – 2 storeys
Roof style – gable roof
Architectural style – Nordic Frisian style
Orientation – South/West
Maximum heights/limits – max ridge height 10 m (33 ft)
Additional requirements – energy source only district heating, rainwater must infiltrate on the plot

House Design

Who designed the plan:
- We designed the floor plan ourselves, but it has been "approved" by the builder and Barbar.
What do you particularly like? Why? We absolutely want to build a gallery and create a cozy reading nook there.
What don't you like? Why? We are not fond of a townhouse style. We prefer having a pitched roof.
Price estimate according to architect/planner: 250,000€
Personal price limit for the house, including fittings: 270,000€
Preferred heating technology: only district heating available in this development, otherwise we would have chosen gas.

What do you think of the floor plan? Do you have any suggestions for improvement?
Does the placement of the house on the plot work as is, or is there potential for improvement?
The small box next to the house is meant to be the carport. Unfortunately, the original double carport is not allowed here...

1. Your price estimate is incorrect. I expect you will end up at 350,000 EUR or more. And there isn’t much room for extras in that.
2. What do you mean by “fixtures and fittings”?
3. Have you checked the costs?
2. A 3m (10 feet) border is required around the plot. It should be fine.

Thank you for the quick response.

1. We already have a concrete offer for the house. We can get it “turnkey” for 254,000€.

2. We have planned the following features for the house:
- Central ventilation system from Vallox
- Photovoltaic system with 5 kWp
- Electric roller shutters on the basement and upper floors
- 4 roof windows
- Walk-in (level) shower
- Showers in basement and upper floors
- SAT and network wiring

3. We have researched the costs and additional building expenses. We have also already applied for financing. The lender didn’t raise any concerns so far.

There are still quite a few things missing. For example, electrical fixtures like light outlets/spots, sockets, different switch systems, or roller shutter switches near the door.
The staircase will be standard beech.
Tile shapes and laying patterns also incur additional costs.
Windows. Security packages? Different handles?
Sanitary fixtures.

If you stay disciplined, you can save a lot of money here. But these are items that can quickly add up to a significant amount later on.

Then, of course, there are other things that your home-building company is not involved with.
Kitchen, flooring, painting, landscaping, interior fittings.

I still consider the price quite ambitious.

Edit: If you shift the house further to the right so that you stay close to the 3m (10 feet) boundary line, you gain space on the left side. Since the plot slopes slightly, there might be room for a double carport. The floor plan would then have to be adjusted accordingly.

With less than 20,000 for additional construction costs, all buyer-provided costs, floor coverings, and painting work, as well as the outdoor area, the budget will be tight. The base price only includes basic and minimal equipment.

The house fits on the plot. Whether it bothers you to have a single carport instead of a double carport is something you need to decide.

There is not much to say about the floor plan. Please complete the questionnaire and label the rooms. The 2-meter (6.6 feet) line on the upper floor is missing.

Draw the existing and desired furniture to scale in all rooms.

Ok, maybe I didn’t express myself clearly. The house, including floor coverings and everything, is planned with a budget of €300,000. The garden, outdoor areas, carport, and terrace are budgeted at €24,000. Additional construction incidental costs amount to €20,000, with an extra €10,000 set aside for possible earthworks.

I will revise the floor plans again tomorrow. Hopefully, they will be more meaningful then.
