ᐅ Demolition: Are there any considerations regarding new construction?

Hello!

We currently have a small, fully basemented house from the 1960s standing on about 800 m² (8,600 sq ft) of land. We are in the process of clearing it out and have scheduled meetings with demolition contractors in the next few days to get an idea of what preparations are needed and an estimate of the costs. The house will be completely demolished, and a new build will follow.

We have not yet decided on a final architect, but we are considering going ahead with the demolition first and starting the planning of the new build afterwards.

Questions:
1) Is this approach sensible?
2) Is there anything related to the demolition that should be considered, which might be relevant for the new build or the architect?
3) Should I involve the architect already during the demolition phase?

Last year, we had our old house demolished and a new one built almost on the same site. The demolition was carried out by the general contractor, who also built the new house. Although I received a slightly cheaper quote for the demolition alone, I wanted everything handled by one company to avoid potential issues later on, such as improper backfilling.
We gutted the old house ourselves. Many materials could still be reused by my children for sheds and similar purposes. Some items were also given away through classified ads for self-removal.

Have you checked whether you need the old house for the new building permit / planning permission (construction window…)?

Our architect said the same. That’s why the demolition contractor just removes the house and leaves a hole. He might even dig it a bit deeper while the heavy equipment is there, in case we decide to build a basement.

I don’t quite understand. The building envelope is much larger than the house. It extends across the entire rectangular plot width of 20 meters (65.6 feet) and is 17 meters (55.8 feet) deep.

Sometimes you have to build on top of the existing basement to comply with newer regulations, for example regarding setbacks. It seems this is not an issue in your case.

Not directly, but we currently have an extension attached to the old house that likely wouldn't be allowed on the property boundary again. We are still waiting for reliable information from the building authority / planning office.

That’s what I meant. If the extension is removed, you might no longer be allowed to rebuild it. But if it stays there, you might be able to adjust it to suit your needs.
