Hello everyone,
we are considering removing the pitched roof and building a new one. The options are either a hip roof, a shed roof, or a flat roof. Now the question is, what makes the most sense for us and, above all, what do you estimate the costs might be for each type of roof?

The house is 9 meters wide and 8 meters long. The upper floor at the back, facing the garden, has a full ceiling height (not sure if that’s the correct term, but the room height is fully utilized). The front side has a slope, which really takes up a lot of space that we need.
Additionally, we want to remove the brickwork and either replace it or plaster over the bricks to achieve a significantly more modern look.

If you’re emotionally attached to the house (which I can understand), I would strongly advise against the murder conspiracy mentioned in Post #1. Would there be any objection to making the extension visually distinct? I find the following example a bit rough, but it can surely be done in a more elegant way.

Possibly combined with the dormer window with tie rods by @11ant, or alternatively, the dormer could be designed as a projecting cube:

The most important question, however, is: what are you actually allowed to do, and is there even enough space on the property? (It looks quite tight in the second picture.)

Myrna_Loy14 Jan 2022 17:21Painting brickwork… the paint will not last long in the joints. I believe a new roof covering, new windows, and a thorough facade cleaning can improve the appearance more effectively than painting or plastering.

For the facade, we are seriously considering plastering. Painting over brick COULD also look completely ridiculous, right? I’d assume that would definitely look ridiculous. In the US, it’s common to quickly “spray” facades, but I would find that shocking for brick 😱
If you really want a modern look and the exterior walls of the house are energetically sound, consider the option of a curtain wall facade.
Materials like Trespa, wood, glass, aluminum, composite materials, etc. are available in all colors and shapes. A combination of plaster (extension) and curtain wall facade often looks good as well.
