Hello,

I am planning an extension to our house in about 3 to 5 years.

We have two children, but only one bedroom. When the kids get older, each should have their own room. So, the plan is to build a two-story extension in about 3 to 5 years. This would mean two rooms, one above the other, each with a floor area of approximately 4 x 4.5 meters (13 x 15 feet).

The house is made of brick. I would like to build the extension at the back as a timber frame structure. Is that possible, or could it cause any issues?

Why am I thinking about this so early? Because I am currently paying off my loan, and I’m worried that interest rates will be significantly higher in 5 years. Therefore, I would prefer to save some money now for the extension instead of putting extra payments toward my loan.

My question is: what would such an extension approximately cost?
I am only interested in the following cost items:
- Foundation + concrete slab
- Timber frame + insulation
- Roof

I will do the rest myself or can estimate it on my own.

I really just want a rough cost estimate.
Should I expect around 20,000, or more like 30,000, or rather closer to 40,000 euros?

Maybe someone here has experience with this.

Get a concrete offer made for you.
How should, for example, an unfamiliar roof be estimated from a distance?

You will also have to pay engineers one way or another, not just individual trades. Architect, structural engineer, surveyor.

I think, all in all, you will have to invest around 50,000 euros (about 54,000 US dollars), even with subsidies.

50k for everything or just for the shell construction including the roof?

I had actually expected 40k for everything.
Windows + 1 door 4000,-
Two radiators + extending piping 1000,- (own work)
Electrical work: 1000,- (own work)
Floors: 1000,- (own work)
Painting, possibly interior drywall, etc.: 1000,- (own work)

Then the only thing left should be the "shell construction" (foundation slab, walls, screed, and roof).
I assume that should be doable for 30,000,- with two rooms of 18 sqm (about 194 sq ft) each, which are also stacked.

Or am I so wrong?

Oh right, I meant everything.
If you do the entire interior finishing and building services in electrical installation yourself, I think 40,000 (forty thousand) will be enough, maybe even less.

Groundwork? Intermediate ceiling? Exterior plastering and painting, possibly insulation? What about rainwater drainage and window sills?

Also scaffolding work and site setup. What about the building permit / planning permission and structural engineering?

I'm usually optimistic about the costs discussed here in the forum. But in Bavaria? Never ever...
