Hello everyone,
I would like to get your assessment of my situation.
I live in an older apartment in Munich and want to renovate my bathroom. The bathroom is about 5.5 sqm (59 sq ft) in size.
My first visit to a local bathroom showroom was disappointing.
I visited the bathroom exhibition and after a brief consultation where I showed some pictures, I was told to expect a price of around 50,000 euros.
That is completely beyond my budget. My budget is a maximum of 30,000 euros.
So I thought I would go to a larger plumbing company located just outside Munich, hoping it might be a bit cheaper there.
I quickly found a company that offers everything from a single source and made a good impression. They measured my bathroom free of charge. Then I had an appointment at the bathroom studio to select the bathroom furniture and sanitary ware.
Here is what I selected:
- Burgbad washbasin
- Shower fittings from the bathroom studio’s own brand
- Faucet from the bathroom studio’s own brand
- Geberit toilet
- Shower tray with Geberit CleanLine drain channel
- Shower enclosure made of glass
- Standard wall tiles / floor tiles (€50 per sqm (approx. $54 per sqft))
- A new radiator
The following work is planned:
- Completely gut and dispose of the old bathroom
- New tiling
- New plastering
- Convert bathtub into a walk-in shower
- New sanitary ware
- New bathroom furniture
- A smaller water meter
Now I have a concrete offer for 38,000 euros. This is not a luxury bathroom, just standard equipment.
I’m not sure what to do now.
I only have this one offer. I want everything from a single source because I cannot be without my bathroom for too long. Individual services from platforms like MyHammer are not an option for me.
I’d prefer not to request another quote here only to end up with such a high price again. (This is always a time-consuming process.)
What would you do?
Should I try to get a quote from a plumbing company in a more affordable region of Germany, if that is even done? Or are these simply the prices one has to pay nowadays in Munich?

The quote includes all items listed in detail; here are the largest ones.
1. Dismantling and disposal: approx. 2,400 Euros net
2. Sanitary fittings: approx. 19,000 Euros net (6,000 net for washbasin and mirror cabinet, 3,000 net for toilet, 2,500 net for shower enclosure, 2,500 net for building the shower tray/platform, plus small items)
3. Electrical work: approx. 500 Euros net
4. Painting: approx. 800 Euros net
5. Masonry: approx. 9,000 Euros net You can really see where the big costs are 🙂
Is the mason also doing the tiling? Or is that an additional cost?

The bathroom studio really went all out here. Yes, bathroom showrooms are stylish and immediately catch your eye. It’s similar to the model homes with the unaffordable fittings in prefab housing parks.
I believe you can achieve a stylish look for €25,000 (about $27,000). But not by just sitting back and relaxing.I can’t be without a bathroom for long since it’s the only one in my apartment plus the toilet. That’s why I’m looking for a company that coordinates all trades.

What kind of washbasin is that? You didn’t choose a private label product, I see. I would definitely buy the mirrored cabinet online.Burgbad Sinea

You can clearly see the cost drivers here 🙂
Is the bricklayer also the tiler? Or is that additional? The tiler is included.
I chose the washbasin from Burgbad because I needed one that is asymmetrical and less deep on one side for my bathroom. That’s why I picked the Sinea model, since it is only 40 cm (16 inches) deep on one side. Otherwise, I probably would have needed a custom-made piece from a carpenter.
I will get other quotes to at least compare. Unfortunately, I fear that other companies will be in a similar price range. If the whole thing ends up costing €33,000 (about $36,000), that would still be somehow acceptable. But nearly €40,000 (about $43,000) for such a small bathroom with standard fittings is a bit too much.
For 6000 for the washbasin and cabinet and 3000 for a toilet (more expensive than the shower wall!), I would know where to save. Depending on how the 6000 is divided, an asymmetric carpenter-made washbasin can also be cheaper.
You want the convenience of having everything from one source and pay a lot of money for it.

You just want the convenience of everything from one source and pay a lot of money for it. The $3,000 net refers to the toilet, including the lid, seat, flush plate, cistern, toilet paper holder, plus installation.
I chose the bathroom studio’s own brand, without any special features, except that the toilet is only 50cm (20 inches) deep.

Additionally:
Sorry, but if you let yourself be talked into expensive products, you can’t complain.
Taking initiative yourself will save you money. Gutting the space yourself or finding a cheap crew. It just needs to be planned and coordinated.

So if you visit such a showroom without any preconceptions and just pick the things you like, that isn’t being talked into anything. We specifically asked several times back then and mentioned that the normal standard was completely sufficient for us, and when we liked two similar items, we explicitly asked which one was cheaper.
