Hello everyone, sorry for my poor German. My wife and I have just purchased a plot of land and plan to start building in early 2022. The problem is that the property cost more than we expected and has used up part of our budget for the house. My question is, is it possible to build a 160 m2 (1,722 sq ft) house with a budget of 350,000, including construction costs and everything that comes with it? Thanks in advance.

Why does your wife prefer this type?

No construction is out.

Whatever that is supposed to mean (?)

I have planned meetings with companies for the next month.

What is going to be discussed there – have you already chosen a building proposal that could serve as the basis for comparisons?

He/she/it – don’t forget the “s” ;-).
I suspect the usual romantic misconceptions like faster or fixed-price guarantees. Otherwise, the preference would probably relate more specifically to certain manufacturers.

No construction method is excluded. 😉

She can’t exactly say why she likes this building method. I think it’s just good marketing and the fixed construction timelines and house costs (excluding additional construction expenses and selection costs, which they won’t tell you about).

He-she-it, the “s” goes with it ;-)

The meeting is not intended as a comparison in this way. It is for the company to hear my wishes and to work out what it would cost if I were to build with them, as well as what is included in the costs and how much our own contribution would affect the price.

This is still too vague and will only allow you to distinguish between bad listeners and very bad listeners—nothing more. I would recommend saving everyone the effort for that. Comparing the scope of work descriptions from different providers against each other is also not advisable (and is even more complicated for deficiencies than for additional services). I’m not sure about Ytong at the moment, but with Hebel, I know there is a wide range of building proposals available (similar to “house models” offered by turnkey general contractors). I think it would be helpful for you to look through this “catalog” and find the model that best matches your expectations. That way, discussions can be much more focused and productive. In theory, you can also package “custom designs” as “kits,” but this approach really works best with thoroughly developed building proposals.
