ᐅ Moisture is seeping through the floor-to-ceiling windows in the new build.

Hello everyone,

We are currently building our single-family house, and so far everything has gone well.

However, after installing the floor-to-ceiling windows on the ground floor, we noticed that moisture is penetrating through the masonry barrier into the interior of the house through all three windows. The ground floor windows were installed on the masonry barrier, whereas on the upper floor this is not the case. There, the windows were mounted on the concrete slab.

Inside the ground floor, the floor-to-ceiling windows were sealed with a sealing tape. On the outside, such a sealing tape has not yet been applied (although it has been used on all the other “standard” windows).

The window installer will come back to the site soon, and I plan to address this issue with them then. However, I wanted to get some opinions beforehand so I might have some arguments ready.

Our roofer also did it for us. The important thing, as mentioned above, is that it is connected to the basement wall and not placed over the insulation, otherwise there is a risk that water might still get behind it. How was your basement sealed (I believe you have one, as I read earlier)? Or is it waterproof concrete? If it is waterproof concrete (I’m not an expert), then probably the liquid waterproofing membrane should be applied directly to the concrete?!

Yes, exactly, we have a concrete basement. It was coated with a black (bitumen?) paint and then insulated with polystyrene 🙂

Is this topic primarily important only for construction with a basement? Or does it also apply to slab-on-grade foundations?

Yes, then it’s the same as with us. That means applying liquid plastic membrane from the window all the way to the bitumen thick coating. You might need to remove the perimeter insulation in that area?! We left it out at those spots and only installed it after the waterproofing was done.

That is ideal. However, I think it won’t cause any issues if you apply it over the insulation. Of course, only if you don’t have groundwater. This approach is often used because of drainage considerations. Our surveyor said that would be fine, but it’s not according to DIN standards.
