ᐅ Moisture is seeping through the floor-to-ceiling windows in the new build.

Hello everyone,

We are currently building our single-family house, and so far everything has gone well.

However, after installing the floor-to-ceiling windows on the ground floor, we noticed that moisture is penetrating through the masonry barrier into the interior of the house through all three windows. The ground floor windows were installed on the masonry barrier, whereas on the upper floor this is not the case. There, the windows were mounted on the concrete slab.

Inside the ground floor, the floor-to-ceiling windows were sealed with a sealing tape. On the outside, such a sealing tape has not yet been applied (although it has been used on all the other “standard” windows).

The window installer will come back to the site soon, and I plan to address this issue with them then. However, I wanted to get some opinions beforehand so I might have some arguments ready.

Do you have no insulation on the basement wall and ceiling?

The depicted area must have at least a black coating or better a bitumen adhesive membrane.

In the upper floor, this will be covered by the window sill. However, at the terrace, this is not possible if the height is to be the same as the finished floor level.

The red is the writing on the "wall membrane" – I hope that’s the correct term – the sealing tape that was placed between the foundation slab and the masonry.

Okay, thanks for the advice. I will mention this again to the window installer. Or clarify whether this is even part of their scope of work, or if, for example, the shell builder has to apply the bitumen adhesive membrane or coating here.

I am only familiar with the masonry barrier being placed directly under the bricks. It does not extend around the corner of the basement ceiling.

What is the construction of the basement ceiling and basement wall? Are they sealed and insulated?

The basement wall was formed and poured with concrete, then coated with a "black" waterproofing layer on the outside. On top of this coating, thick Styrofoam insulation and a drainage membrane were installed. I would need to check about the basement ceiling.

At any rate, as a non-expert, I can say that the moisture in my photo is coming through this masonry barrier into the interior. There was snow resting on the barrier outside, and it passed through the barrier into the interior. When the barrier is lifted from the inside, only it is damp; the concrete floor beneath it is dry as dust — it has fully absorbed the moisture...
