Hello everyone,

with Team Massivhaus, some house types have the attic floor built using lightweight construction, for example, the family house.

What do you think about that? Many other companies that build solid houses also construct the attic floor with solid building methods. What are the advantages and disadvantages?

The price is probably somewhat lower than with other solid house builders for this reason as well.

Has anyone gained experience? How exactly is the lightweight construction implemented? Are OSB panels installed in addition to the gypsum boards, so that things can be securely fixed?

Heinz von Heiden also includes drywall construction in the attic as a standard. I had considered having the ceilings and walls skim coated, but in the end, decided to go with solid construction for the upper floor. After deducting the cost of the skim coating (less surface to be coated), the additional cost was around 2,000 euros (or even a bit less). What I want to say is that, in the end, the extra cost for something more “solid” is not really that high.

Some people prefer one way, others another. I wouldn’t say that one construction method is better or worse than the other. What matters is that the work is done properly. Therefore, you should ask in detail how the drywall partition walls are planned. Are they single-layer (just drywall) or double-layer (OSB plus drywall)? This obviously makes a difference in cost but, more importantly, in quality. Personally, I would always prefer the latter, for example, over aerated concrete.

That is indeed crucial. It’s better to invest a bit more in a skilled tradesperson than to focus solely on the materials. A good tradesperson can achieve better results even with simpler materials.
