ᐅ Single-Family Home – New Construction Project from Day One – And the Planning Begins

Hello dear community,
For the past few weeks, I have been following this forum and have already gathered some valuable tips for our own planning.
I would like to use this thread to keep you updated from the very first day of planning until moving in. I hope to receive some valuable advice from the community and that this thread can also serve as a guide for other first-time homebuilders.
Now, a bit about our building project:
As mentioned, we are still quite early in the process...
It all started, as it probably does for most, with requesting a catalog from a prefabricated house company. In our case, it was FingerHaus around mid-December.
This was followed by a phone call with a sales representative from the mentioned company and arranging a first consultation. This appointment is scheduled for Sunday, 09.02.2020.
Since then, we have been intensively working on budget planning, possible floor plans and building plots, as well as ideal typical living space layouts.
So far, we have not purchased a plot yet. However, we are in contact with a municipality that is currently planning an expansion of a new residential area. Fortunately, this allowed us to help decide the size, location, and shape of our future plot. Our desired plot is reserved for us.
Key details of our planned single-family home:
– Location: Southwestphalia, Siegen-Wittgenstein district
– Living area: 179 sqm (1,925 sq ft)
– Concrete slab foundation
– Gable roof
– 1.5 stories with gable roof
– Single garage with extended length for tools/storage room
Our budget:
– Plot including property transfer tax: 70,000 EUR
– Construction costs: 470,000 EUR
– Additional construction costs including earthworks: 70,000 EUR
Our schedule:
– By May 2021: Selection of the construction company
– By July 2021: Contract signing, building permit / planning permission application
– By July 2023: Completion of construction work
– By October 2023: Completion of owner-performed work (painting and flooring) and move-in
We understand that the start of construction depends on the delivery time of the prefab house company, which can vary between 6 and 24 months.
We have now selected 8 different companies with whom we want to conduct initial meetings:
– FingerHaus
– Hanse Haus
– SchwörerHaus
– Bien-Zenker
– Schäfer Haus (contact via family)
– Büdenbender Haus
– WeberHaus
– a local developer
After these initial talks, we want to proceed with more detailed discussions with 4 of these providers.

What should we pay attention to during the initial meetings? What is particularly important? Should we disclose our budget to the sales representatives?

We will probably skip it or move it to the north side. But this isn’t really about the floor plan, is it?
What do you think about the price?
The price is difficult to assess, as it varies quite a bit by region. I believe it is still reasonable. You have certain requirements regarding workmanship and quality, as well as special requests. The often-mentioned average of 2000 is therefore exceeded. Ultimately, you can only compare several local providers. Their quotes should also include individual line items. This way, you can see what drives the costs.
Now I had to register just to be able to respond here.
We are currently in a very similar situation, with floor plan(s) available, and now the offers are coming in. We end up at about 3,000 €/sqm (approximately $280/sq ft) with rather basic finishes. For example, only the external blinds are electric in the offers, and we have no ventilation or photovoltaic system included. The construction type is different as well, with a bungalow on a slope and a basement.
At the moment, we tend to prefer a general contractor because we have much more transparency in their offers. We are simply tired of the discussions with salespeople about the lack of transparency and unexplained cost increases.

Solid construction with a general contractor and mid-level finishes can be much more affordable. Or do you have special circumstances like a sloped site, huge window facades, particular eco-features, etc.?
Considering an architect with separate contracting might also be worth thinking about...
I wouldn’t describe our fittings as luxury, but rather as upscale. In my opinion, after accounting for all the house costs, we should end up with a maximum of 2,400 €/m² (223 ft²), totaling 442,800 EUR. Anything beyond that seems—at least to me—excessive and possibly due to the current situation (still very high demand combined with the fear of a severe drop in orders in the short to medium term).
If the price doesn’t come down significantly, we will probably shelve the construction project for 2–3 years and revisit it once the market calms down.
I deliberately took a quote from a very large nationwide prefab home manufacturer in Germany. They build about 1,100 houses per year...
We also have a carpentry company as a GC on our shortlist. They seem to be the most cost-effective option, at least based on a gut feeling. But it’s not comparable since a different floor plan and a different building style were offered. I’m expecting an updated offer from them in the coming days...
If the price doesn’t come down significantly, we will probably shelve the construction project for 2–3 years and revisit it once the market calms down.
