Hello,

I am new here and ask for your understanding if my question seems basic. I have already tried to find an answer in your previous posts but was not successful.

Now to my question:
Apparently, there are prefab house companies that offer the selection of finishes BEFORE signing the purchase contract. Does anyone here know of such a company? This would be a good reason for me to choose that prefab house company, as it would help me better estimate the costs for the new house.

None that I know of. Far too complicated. At the end of the day, you review so much that you end up declining. Too many costs.

You can visit the model exhibition of Rensch-Haus at events in Kalbach. That was enough for us to know that with Clou we wouldn’t make it; the normal standard would be fine. As far as I know, they don’t offer more than that.

Wir Leben Haus offers a rough preliminary selection. This means, for example, that a standard bathtub is not included if a freestanding one is desired, or special-format tiles, etc. It provides at least a good approximation.

Albert Haus, with whom some friends built, had a similar experience. They attended the selection appointment and immediately stated that they couldn’t afford anything beyond the standard selections. This was taken into account.

I find a complete preliminary selection to be asking too much.

Well, a complete selection process is questionable since it ultimately costs the prefab house company time (employees have to be assigned to assist you and paid for it), and in the end, no purchase contract might be signed.

However, many prefab house companies often have an open house day where you can see the features included in the standard package. At the same time, you can view the options that require an extra charge.

For example, our sales representative already included several extras in his cost breakdown before signing the contract, such as a circulation pump, vinyl flooring instead of standard laminate, colored windows instead of plain white, an additional utility sink, a 1.0 x 1.0 meter (3.3 x 3.3 feet) shower with enclosure instead of the standard 90 x 90 cm (35 x 35 inches), and so on.

If you are specifically interested in the toilet, washbasin, shower enclosure, or bathtub, I would look online for products you like and show them to the sales representative. But ultimately, you will face high extra costs for sanitary fixtures regardless of the house manufacturer.

Our selector even advised us during the selection process to order the vanity units online because, firstly, they are ridiculously expensive, and secondly, he can’t compete with online prices.

And in general, if any sales representative only reveals additional charges or detailed costs after signing the contract, I would walk away from the deal.

Thanks, Haydee. So, "... they started with the selection process and immediately said they can’t afford anything beyond the standard options ..." I will try to follow the same approach if I can keep my husband in check. It’s a smart strategy not to even look at the expensive alternatives when the standard options already include good quality choices.
