ᐅ Price and Quality Ranking of Prefabricated Home Builders

Hello everyone,

we are planning to build a detached single-family house and would like to take a look at some prefabricated house manufacturers.

Since the number of providers is almost endless, we want to narrow down our choices from the start.

A brief overview of our project, although we are still at the very beginning of planning:

It will be a detached single-family house with approximately 170 - 180 m2 (1830 - 1938 sq ft) of living space. A basement is not planned (please no basement discussions). Our budget for the house construction alone, excluding additional costs, is between 300,000 - 350,000 euros. We are not aiming for luxury but want solid quality with decent fittings.

Now we need some help to reduce the selection to about 4-5 manufacturers.

Is there anywhere a kind of ranking for prefabricated house manufacturers regarding quality and price? Of course, no absolute statements can be made since much depends on the specific selections, but a basic tendency should be predictable. For example, entry-level, mid-range, and premium price segments with corresponding fittings.

That’s exactly why this term has bothered me for years. Everything gets lumped together—from cheap timber shacks for 59k from the catalog, to aerated concrete prefabricated parts, all the way to proper timber frame construction.

In these show home parks, you usually find high-quality timber frame houses, and I would simply say it’s because it’s the better house. I can immediately think of many reasons, but that wasn’t really the topic here...

Hello,

there is also a model home village in Schwenningen (we visited there). Basically, it’s a good idea to visit a few houses directly with the builders and talk to them; this helped us a lot (we have also had several interested parties visit our home who simply wanted to speak directly with the builder instead of a salesperson).

We haven’t made a final decision yet. To me, a prefabricated house means anything other than traditional brick-and-mortar construction.

As I said, we can imagine either option, but I do find the idea appealing that much of the construction is done in a weather-protected factory. This helps to avoid a number of weather-related issues.

And of course, there is the possibility to see in advance exactly what you will be getting.

In terms of cost, the two options don’t seem to differ much, and the shorter construction time is also a factor, especially since waiting times can sometimes be quite long.

Very good advice!

I wouldn’t start by going to a show home park, but rather visit a new housing development in your area on a Saturday morning. There you can meet homeowners, and they might even let you have a look inside their house while it’s still being built. You’ll see and learn much more there than in a sales presentation.

You will only get realistic price comparisons once you have the same house (with the same size and specifications) planned and quoted by two companies.

Some builders charge higher premiums for fully customized homes and specialize in their catalog models (with interior walls and windows freely modifiable), while others (for example, Keitel-Haus) design every house individually anyway.
