ᐅ Which prefabricated house company offers the selection of finishes and materials before purchase?

Hello,

I am new here and ask for your understanding if my question seems basic. I have already tried to find an answer in your previous posts but was not successful.

Now to my question:
Apparently, there are prefab house companies that offer the selection of finishes BEFORE signing the purchase contract. Does anyone here know of such a company? This would be a good reason for me to choose that prefab house company, as it would help me better estimate the costs for the new house.

I don't necessarily think Ideal Standard is bad; honestly, I would prefer it over some cheap fake faucet from China sold online.

If you really want that, then you are choosing the wrong construction method. What you want is only possible with individual contracting. Building with a general contractor (GC) means you receive information at the detail level of “Anthracite windows, triple glazing, company xyz or equivalent.” Nothing more.

You won’t know the exact RAL color of the profiles or the specific values and characteristics they have. The same applies to the glazing and the installation method. And this goes for all trades involved in the construction.

What you desire unfortunately does not align with a general contractor approach. At least, that’s how I interpret it.

We built with a regional general contractor (GC), specializing in solid construction, and were able to select samples for every trade in advance and approve upgrades; additional costs for, for example, electrical outlets were contractually fixed in price.

Our scope of work did not include terms like "or equivalent"; it must be clearly defined what exactly will be installed. If a GC refuses to do this, they would be out of the project immediately for me.

So, detailed specifications and working with a GC are not mutually exclusive—you may just need to search more thoroughly for the right company.

Is it really accurate to say that so generally? First of all, it makes a significant difference whether you choose a standard floor plan or have a custom-designed house built by a prefabricated house manufacturer.

Secondly, most prefabricated houses cost roughly the same across Germany, whereas local general contractors (GCs) should show noticeable regional price differences.

At least that’s my assessment, but of course, it could be wrong.

It is. Just look at the prices from Massa Haus for the same house type in Munich and Rostock. There are differences of several tens of thousands of euros.
