ᐅ Prefab House Prices – Which Manufacturer?

Hello everyone,

I’m new here because we’ve decided to build a prefabricated house.

We’re still at an early stage and have been gathering information from specialist literature and house catalogs.

Based on the Focus Money test, the following companies are options for us:

- Huf (we don’t really like their design)
- Schwörerhaus (located about 30km (19 miles) away from us)
- Hanse Haus
- Streif Haus

We’ve already had an initial informative conversation with Hanse Haus, which was very friendly.

We haven’t contacted the others yet. Schwörerhaus has a very good reputation, but also a reputation for high prices.

Our budget is around 450,000 - 500,000€.
One of our preferred building plots is priced at 165,000€ (developed, from the municipality plus notary and property transfer tax). We expect total costs to be close to 180,000€ for this. Price per m² (square meter) is 380€ (about $403).
Personally, I find that quite steep, but the infrastructure and the location are good. Slightly sloped site with a nice view; airport, state capital, and trade fair grounds are only 10 minutes away. Schools, doctors, and supermarkets are in the town. The region is Baden-Württemberg (BW), by the way.

Now, to my question:

Since we don’t yet know where we will end up choosing, I would like to know

a) if you have any experience with the companies mentioned above, and
b) what your house cost you (price without and with the land).

We are wondering if we can afford prefabricated house prices with our budget. The house should be around 180m² (about 1,940 square feet), with a shed roof or gable roof. Of course, this is hard to say generally, as it depends a lot on personal wishes. But please help me… with the remaining budget (500,000€ - 180,000€ = 320,000€) is there anything reasonable to be found, or will that already be very tight?

Oh, and we plan almost no self-construction work, due to lack of DIY skills.

Hello,
first of all: why a prefabricated house? Why not a solid construction? And why exactly these providers? There are other good ones as well (Keitel-Haus, Fingerhut, Weberhaus).
We recently looked into this topic ourselves and had an offer from Hanse Haus in a similar size range, which was over 300,000. I can’t recall the exact amount because unfortunately, I no longer have the offer.
We currently live in a prefabricated house from Rensch-Haus (built in 2008) and are generally satisfied with it. Nevertheless, we have now decided to build solid instead. Simply because it offers more flexibility, better protection against summer heat (provided you use quality bricks and not just 17 cm (7 inches) or 24 cm (9.5 inches) blocks), and because it was cheaper than all the prefabricated house offers we looked at (we are not talking about the so-called budget providers in the prefabricated or modular home segment). Please explain your reasons why you chose this route.
I doubt that you can get a good prefabricated house of this size for around 300,000. Maybe with a gas heating system and without ventilation or any extras. You should probably also budget an additional 50,000 for the kitchen, bathrooms, connections, possible soil replacement, removal/delivery of soil, garage/carport, landscaping, and other planned or unplanned expenses. That’s where it gets tight, or very tight.

For comparison: we have a similar budget and will have about 200 m² (2,150 sq ft) of living space (plus attic). However, our plot of land cost 50,000 less, and we are getting the kitchen close to the amount of our own equity.

Many of my former colleagues built with Schwörerhaus and were all very satisfied.

I believe that for 320,000 EUR you can definitely get a high-quality prefabricated house – however, either with basic finishes or with less living space.

We are currently in the middle of construction (the basement is finished). Our house will have 195 sqm (2,098 sq ft) – the base price was roughly within your budget, but our desired upgrades have added quite a bit extra.

I would recommend that you also request a quote from the company we trust: Weberhaus from Rheinau in Baden.

We built a Hanse Haus. Your impression is correct. It is a good company.
Whether 320k is enough depends on you. With a basement or just a slab foundation? How much additional construction costs, landscaping, and so on. It is feasible.
