First of all, thanks for your comments in my last thread. It was planned as a three-family house, but now we are starting over and just want to build a single-family house for ourselves.
A few details about the plot (there is still an old building on it, which will be demolished, see property 24):
- 1170 m² (0.29 acres)
- no slope, flat
- site coverage ratio & floor area ratio (I’m on the road and need to check these later)
- next to it is a carpentry workshop and the carpentry’s storage hall; a 5 m (16 ft) building setback must be observed.
Number of occupants:
- Parents with 3 children (10, 8, and 3 years old)
Our wishes:
- Guest toilet with shower and a large bathroom
- One kitchen (possibly open plan) with lots of natural light; my wife runs a cooking channel on YouTube
- Two stories (preferably) or as few roof slopes as possible
- Roof style = gable roof? (we definitely want it to be a usable attic, possibly for us or the children)
- No basement
- Brick cladding on the exterior
- Carport or garage; we’re still flexible on this…
- Possibly a guest room/office on the ground floor
- Possibly a granny flat / secondary unit? In case we’re alone at some point and the house becomes too big for us…
My architect is currently on vacation; he will take care of it when he returns… and when the design is ready, I will post it here.
Questions:
- Do you have any additional ideas on what I should consider or specify?
- We like this sample plan (see attachment). What do you think of it? (The attic is not included, the room layout fits well.)
I appreciate any useful comments .... (probably also a matter of taste)
PS: The plot scale is 1:500

Update:
- Building permit / planning permission has been approved
- Agreed with the shell construction contractor
Preparations for the foundation slab started yesterday.
I have another question about the bathrooms (I basically have three: ground floor, upper floor, and basement).
- The ground floor layout could be improved. Would you place the door further up, right against the wall?

- I like the upper floor layout designed by the architect; I prefer the alternative version. What do you think?

- What do you think about the basement bathroom layout? I really like the overall room arrangements. Would you swap the bathroom (facing south-north) and the storage room (facing northeast)? Thanks again to @kaho674

For the shell constructor, changing the positioning afterward is not a problem.
Thank you all.

I wouldn’t change anything on the ground floor.
The new design for the upper floor looks interesting. Unfortunately, I can’t really picture the mirrors. Where exactly are they placed? Do they look stable or wobbly? You’re looking against the window light, right? Or is there a wall in between? Did you just forget to draw a second window? Overall, though, it would feel too tight and annoying to keep walking around the center in circles. I would stick with the original design and add another window there. Or maybe someone else has a third idea.
On the attic floor, watch out for the sloping ceilings. Swapping the bathroom with the storage room won’t work because the latter is almost entirely below the 2m (6 feet 7 inches) height mark.

I find the new design for the upper floor interesting. Unfortunately, I can’t picture the mirrors very clearly. Where would they be placed? Do they look secure or a bit unstable? You’re facing the window light, right? Or is there a wall in between? Did you just forget to draw a second window? Overall, though, it feels too tight and annoying to keep walking around the center all the time. I would stick to the original design and add another window there. Or maybe someone else has a third idea.
For the attic, watch out for the sloping ceilings. Swapping the bathroom with the storage won’t work since the storage area is almost entirely below 2 meters (6 ft 7 in). Ground floor bathroom:
Okay, then the ground floor is off the table.
Upper floor bathroom:
Indeed, narrow standing mirrors were suggested there, but no real thought was given beforehand. A second window facing north? That might affect the north elevation a bit. What bothers me about the original design is the toilet – you walk in and immediately see it. A third idea would be nice or helpful here!
Attic bathroom:
Okay, off the table here as well.
So, only the upper floor bathroom remains, which could still be improved.
Thank you!!!

You don’t have a north-facing window in the living room either. Why not? You can look outside. It’s nicer – trust me. Alright, I believe you , what size window could you choose? I just thought the arrangement in the elevation might not fit.
