Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

The plot is currently valued well above the project cost I initially assumed and mentioned without detailed analysis. This is not an ideal scenario but has unfortunately become almost normal in this area. These plots are very rare and are usually purchased by developers at exorbitant prices and built up with as much luxury as possible.

We are talking about Munich, the Bavarian capital, not Munich near Bad Berka.

Well, regarding the land prices that are common in much of Germany, you can easily add a zero to those prices in Munich. There’s basically no property below €1000/m² (approximately $110/ft²) anymore—even in decent locations, it’s more like €2000/m².

So the land value alone is roughly €1.5 million or more.
On the purchase and sale of a plot of the same size, around €75,000 would go toward property transfer tax and notary fees. For that amount, you can certainly hire a good architect who can turn the situation into something truly beautiful...

Ok, if that's the case, then it works after all. I had forgotten that we are located in the Munich area. Now the house just needs to be adapted accordingly!

Now that things have started to settle down a bit, I have scheduled my first appointment with the architect for the end of April.

I’m definitely looking forward to the meeting.

Maybe some of you have tips or advice regarding the initial consultation. I’m also interested in how the process usually goes from there!
