Hello everyone,
we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.
On the ground floor, there is a side entrance door on the right. The carport will be located there.
In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

Alright, enough joking around—let’s get back to the factual assessment.The roof is what it is, so now the question is how to properly design the roof terrace, for example.
The total area of 148 sqm (1593 sq ft) is really sufficient for us. The layout, due to the single-story design, apparently cannot be realized differently while meeting our room requirements.
Of course, everyone has different priorities on what matters most where, but it won’t work without some compromises (unless you have an unlimited budget).
What’s important to me right now is to see how to best design each room. Maybe we can still squeeze out a few centimeters/square meters here and there.
Our architect has now sent the two drafts to our builder. Next week, the exact heights will be leveled, and then it should go into the fine-tuning phase. We don’t like the small windows on the street side as they are; we want normal ones without grilles in front. Also, as you pointed out, it makes little sense to have a kitchen window under the carport, and in the other variant 4, it is completely missing.
As I said, suggestions for improvements or optimization are very welcome!

Sleeping downstairs, children’s rooms in drywall construction, so that later you can live all on one level Downstairs there would only be 18 sq m (bedroom + dressing room) available for both children! That’s okay for one child, but then we would again lack space for the two rooms upstairs!
