Hello,
to all homeowners. I hope you can help me with your experience. My girlfriend and I have already had several consultation meetings with different companies. We already have a plot of land, and once we have sorted out the financing, we could actually start with our preferred general contractor. However, there is a significant problem. Our current place of residence is about 300 km (186 miles) away from the new build.
Advisors from some companies say it is not a problem at all to build from a distance. However, I have my doubts. Therefore, my question to you is: to what extent is the homeowner involved in the construction of a single-family house (appointments/tasks/etc.)?

You shouldn’t be a perfectionist about every millimeter. Sir Fliese asked whether he should always offset the tiles by 50% or 66%, meaning how much the tiles overlap, or even install them without any overlap. The answer was: What would you do if it were your own house? He would choose the 66% overlap plus silver-gray grout. So, that’s what we did. We had clarified this over the phone since the question came up while they were on vacation. Another example is when asked how the exterior plaster should be painted. You could make a whole video out of it or just tell them to use white—that’s good enough. And so on.

You must not be a millimeter Hermann. That’s exactly what I was thinking too.
There are many ways to lay tiles, install lights, sockets...
If you’re not on site, you shouldn’t complain afterwards. You also shouldn’t complain just because you “imagined” things differently. That’s the point: what hasn’t been communicated becomes subject to the interpretation, mood, or taste of the craftsman carrying out the work (not the general contractor). This may sometimes turn out better than you expected, but then you shouldn’t be disappointed afterward.
You look at the tile layout you selected online and on Pinterest together and then you get a different pattern—neither incorrectly installed nor poorly executed or communicated.
In principle, this should be manageable with today’s media possibilities. Having an expert involved goes without saying.
Stop talking to me about experts and site managers—it's all nonsense! They charge a lot of money, and their work is often unsatisfactory.
As I said, it’s better to hire a retiree who does this as a hobby and maybe has built a few houses before. They can be on site much more often and will notice more than a professional expert who only visits once a month for inspections.
Problem: Finding such a retiree is the challenge.

If we can manage that over a distance of more than 500 kilometers, you can easily do it I would add a question mark to that, not out of outright pessimism: 300 km versus 500 km distance is practically the same (spontaneous onsite visits are impossible to handle in a slightly extended lunch break in both cases). On the other hand, you bring 58 years of life experience to the table, while the original poster is only 25 – so I would argue that making quick adjustments to unexpected situations on the fly is significantly less natural for the latter.
