Hello!
I had the landscaping contractor on site, and he told me to make sure that the general contractor leaves the construction site clean. He even said that if cigarette butts are left on the property afterwards, he would charge for waste disposal by subcontractors. Is that normal?
The general contractor, of course, says that he is not responsible for picking up his workers’ cigarette butts and considers small Poroton crumbs as acceptable residue left on the site. Now I’m not sure where exactly the line is—what does the general contractor have to do and what not? It’s actually quite simple: if I know what he is required to do, I can formally ask him to fully clean the property upon completing his work and report back to me. Then I can photograph any remaining debris, set a deadline for cleanup, and refer to deductions from the final payment if necessary.
Another point of discussion will definitely be all the “small” plaster residues in the bushes, etc.
How was it on your construction sites? The contract says nothing about this... sometimes you read about the interior being handed over “broom clean” — but I cannot find any similar term for final site condition outdoors and don’t know what is generally expected there.

With the adhesive tapes from Siga, you could probably build an entire house in a pinch, that stuff sticks really well ^^
So, we once had a situation where I had to give a clear message about the trash – here’s the bin, clean up your garbage!
And then it worked out.
As for what’s on your pictures – hmm, how do I put this politely -.-
To me, it again reflects your typical approach to the whole construction process. Instead of just spending an hour cleaning up a bit, you search the internet for clauses and ways to deduct money from the main contractor because the landscaping contractor says he can’t work with that kind of dirt...
It’s obvious as day that the main contractor makes plenty of mistakes – that’s a given – but I think he no longer really cares, unfortunately

It got to the point where he said that if cigarette butts were left on the property afterward, he would charge that as waste disposal by external contractors. Have they all gone crazy by now??? Our construction crew came every Saturday, solely to clean up. Voluntarily! We were surprised because we had planned to clean up the site ourselves on Saturdays when no one else was there. But they were earlier

...you would have to start collecting evidence for something like that. Alternatively, you could install webcam surveillance; there are specialized companies from Düsseldorf that offer this specifically for large construction sites.
Putting aside that this contractor has already disqualified himself several times here... I wouldn’t engage in further disputes and would just clean up myself. If the site gets too messy, simply check in more often. The sooner you address it, the easier it is to narrow down who is responsible.
Normally, unless the general contractor hired the last berserkers in the country, the tradespeople are tidy by nature and reasonable when you talk to them. There hasn’t been any trouble so far. Conversely, I would increase the offer of trash bags and give them as many opportunities as possible to dispose of waste properly right away. Besides that, personal contact combined with coffee and rolls or pastries, as well as a constant supply of water and cola freely available, also helps.

Spend about 2 hours of your valuable time, buy a rake, and go over it.
Loosen up the soil a bit, and all the stubs, concrete remnants, and so on will be gone.
You don’t seriously expect any trade contractor to come back because of some garden stubs, do you? What kind of landscaper do you have? Is it someone who comes like a doctor wearing white gloves and wants his garden to look perfectly sterile?
Sheesh.

The landscaper sees him and thinks, annoying/snobbish but wealthy. I’ll take him. Apparently, many people on this construction site think this way. Is there Coke, Fanta, or water? Are there rolls or cake offered occasionally? Is there any communication with the indigenous workers? No? That’s why there are also cigarette butts around!

The landscaper will charge 500 € net for the final cleaning on the 125k invoice.
+ supply flat rate
