Hello everyone,

Last year, we purchased an 800 m² (8,600 sq ft) plot near Stuttgart, which will be developed for us and my parents. I have created the plans, and they are currently with the draftsman to be finalized for the building permit / planning permission.

We plan to build using Neopor insulated concrete forms and are looking for companies to carry out the construction. So far, I haven’t found any suitable ones nearby. Perhaps someone has a recommendation. Reliable companies from other European countries are also welcome.

The routing of wastewater pipes is also neat (bathroom upstairs through the bedroom, etc.).

The sound of running water is supposed to be soothing for falling asleep.

Yes, there are still several points in the design that do not suggest an experienced planner.
But all of that can be reviewed again; I understand the current design stage as an illustration of what kind of building this is supposed to be. In that sense, I don’t take every detail at face value or as the final word—otherwise the hobby room would be accessed through a window.

At least now we have an idea of roughly what it’s going to look like, and the reasoning behind it has become more understandable (although I consider much of it to be misconceptions or wrong turns).

Hello everyone,

Well, the thread is starting to gain some momentum now. I’m glad about that.
I’ll try to address the main points:

Today I spoke with an architect who is not familiar with the system either but, at first glance, doesn’t see any disadvantages. It’s just strange why this construction method hasn’t established itself in the market. That also makes me think. I’m not fixed on this system and am looking for the optimal solution.

I have nothing against wood. GreMagor is currently preparing an offer.

There is no zoning plan / building development plan. P34. I know that all the surrounding buildings have pitched roofs.

The plot clearly allows for more. Unfortunately, there is a notarized building restriction imposed by previous owners. In 14 years, building again towards the south would be possible.

Living in the attic because there are very tall buildings to the west. I don’t want to sit in the shade in the afternoon after work. Also, I’m not really a garden person.

The point about the toilet is indeed an issue. I have adjusted the plans accordingly. A 1m (3 ft) offset, then unfortunately another offset due to the recessed attic. It’s drafty in the bedroom then. That’s true. But this won’t happen very often since we go to bed together.

The hobby room has a balcony door so you can step outside.

Please feel free to continue with constructive criticism. That always helps me move forward.

P.S.: I am currently working in Beijing. Returning mid next year. Then it should start… hopefully. We don’t have a fixed schedule yet…

That’s not good if you want to build in the Hornbach style :-(

That was already explained: these are DIY systems. Better chances have bricks or blocks installed by professional builders; and best of all aerated concrete, which can be worked on by both contractors and DIYers.

Hobby room: stairwell, door to the garage, passage to the hobby room.

So, Ytong blocks with reinforcing concrete wall panels...
