Hello everyone,

Last year, we purchased an 800 m² (8,600 sq ft) plot near Stuttgart, which will be developed for us and my parents. I have created the plans, and they are currently with the draftsman to be finalized for the building permit / planning permission.

We plan to build using Neopor insulated concrete forms and are looking for companies to carry out the construction. So far, I haven’t found any suitable ones nearby. Perhaps someone has a recommendation. Reliable companies from other European countries are also welcome.

I’ll hold back on detailed floor plan criticism for now, since that would mostly be ignored here without a PDF.

It is clearly noticeable: this will be an architect-designed house. High demands need to be placed on the builders, including their cultural familiarity. Take a look at the architectural styles common in the countries your preferred construction workers come from: I predict many unusual detail connections at your house — critical points.

Don’t be misled by special blocks for 45° walls, etc.: DIY systems target people who need to extend their budget for a 9x9 m (30x30 ft) one-and-a-half-story cottage to 9x11 m (30x36 ft) because of a third child and then have dad do the masonry himself.

Your house design is clearly too atypical for such systems. The desired bracing wall might be achievable with these, but not much more.

The problem with the formwork block systems is that while they allow non-professionals to build the shell quite well, the skilled trades still need to do core drilling where they would otherwise make grooves with lighter tools. That won’t make anyone happy.

Perhaps you should consider hiring a general contractor from Central Europe (Eastern Europe is geographically inaccurate; the term is just a habit from when the area was politically considered “East”). You should then have the design adapted so that details and routines align. I can gladly provide contacts for that.

Where exactly is something lacking substance there (except perhaps that PL / CZ / SK & co are not "Eastern" Europe, which is off-topic for building themes)?

I want to understand. I have been studying the subject for months. Many say the system is no good. But no one can specify why. I would appreciate a fact-based explanation. Preferably from homeowners who have direct experience! Thank you!!

- Problems with interior work, for example due to core drilling
- Every cabinet and shelf must be fixed with screws long enough to go through the Neopor insulation

Even the best system will not perform well if companies without experience work with it

Consider which trades you want to exclude and manage yourself, not only in terms of warranty. Each trade tends to shift the blame to another, and you end up as the ping-pong ball in the middle.

Near us, a family built a solid wood house in 2015 to the Passive House standard. Planning, shell construction, and materials came from one company. For each trade, they could decide: I’ll do this myself, no, you do it.

Don’t fixate on a single building material. Make a list of your requirements, what you will do yourself, and where you can realistically find companies. Polish and Romanian workers don’t wait either and have partly adjusted their prices, at least here in our area.
Then find a building partner, ideally with your preferred building material.
