Hello everyone,
we would like to present our floor plan to you. It is based on our ideas and preferences and is an initial self-created draft. We are planning on a nearly level plot without a basement under the house.
What is important to us is easy access to the covered terrace, a parent zone that we can use even in old age, and the possibility to separate the upper floor from the ground floor quite easily.
We look forward to your opinions!
Development Plan / Restrictions
Size of the plot: approx. 1000 m² (12000 sq ft) planned, layout still to be decided
Slope: slight inclination to the south
Site coverage ratio: 0.2 – 0.3
Floor area ratio
Building envelope, building line and boundary

Number of parking spaces
Number of stories
Roof type: no restrictions
Style: modern
Orientation: see attachment, south is at the bottom

Style, roof type, building type: modern, flat roof, shed roof or hip roof
Basement, number of floors: 2 floors, carport/garage with basement
Number of occupants, age: 4 people, 2 adults, 2 children, 3rd child not excluded
Space requirements on ground and upper floor:
Office: family use or home office?
Guest bedrooms per year
Open or closed architecture
Conservative or modern construction
Open kitchen, kitchen island: kitchen island, combined living and dining area
Number of dining seats: at least 6
Fireplace: optional
Balcony, roof terrace: yes
Garage, carport: either/or
Additional wishes / special features / daily routine, also reasons why certain things should or should not be included: we want the option to separate the ground floor and upper floor. On the upper floor, it should be possible to install a small kitchenette and a washing machine in the bathroom. The ground floor should also be well suited for use in old age. Covered/wind-protected terrace, easy access from the kitchen to the terrace.

The whole thing somehow looks randomly put together. It’s not a disaster, but it doesn’t feel like a house to me—more like an apartment. That endless line of sight all the way to the staircase would bother me too.
Don’t you have an architect to help realize your wishes?

By the way, I find this floor plan much better than the entrance layout.
The bathroom should be reconsidered to allow for a more spacious shower. For example, giving up the wide window.
The bedroom directly adjacent to the living room wall would be too noisy for me. Upstairs, I wouldn’t like it if the children (if there are three) only have access to the roof terrace, as the parents would no longer have access. My daughter would also be bothered by having to use curtains, as otherwise her brother could see into her room from the roof terrace.

By the way, I think the floor plan is much better than the original entrance layout. Thanks for the compliment, we like it better too.

Regarding the sauna, we were told that an external dimension of 2 x 1.9 meters (6.6 x 6.2 feet) works well. Do you have any experience with this?
The shower would then be about 1.1 m by 1.3 m (3.6 ft by 4.3 ft). That still feels a bit small to us. Do you think the width is okay and we just need to increase the depth?

You have a great plot, in my opinion. The garage seems to me to be positioned too far to the left side of the plan. The whole layout strikes me as very unfortunate. If it were mine, this would be the orientation I would most likely consider for the building:
As you can see, the utility room is now adjacent to the garage and therefore has fewer windows, rather than the kitchen. Whether a corner needs to be added or removed will be decided in the next step.
