Hello everyone,
we would like to present our floor plan to you. It is based on our ideas and preferences and is an initial self-created draft. We are planning on a nearly level plot without a basement under the house.
What is important to us is easy access to the covered terrace, a parent zone that we can use even in old age, and the possibility to separate the upper floor from the ground floor quite easily.
We look forward to your opinions!

It’s such a large house with so many small rooms inside that it almost hurts at heart. It’s like a labyrinth! You can only reach the bedroom and bathroom through the walk-in closet? I would completely remove this room and instead enlarge the kitchen and bedroom.
The guest toilet is really very small; be sure to plan it bigger!
The distance from the sofa to the TV, max. 3.80m (12.5 feet), is too short... there won’t be space for a large sofa, and with a coffee table in front, it will feel cramped.
Of course, it has to suit your preferences, but consider carefully if you really want this box-like layout in the house.

Of course, it has to suit your preferences, but consider carefully if you really want this box-like layout in the house.
For a first draft, not too bad, in my opinion. However, whether it’s really worth tweaking is questionable.
I would start by swapping the stairs and the utility systems, and then attach the laundry room to the utility area. That would at least make the separation easier.

What remains odd is the bathroom next to the terrace. It’s possible that one might go from the sauna directly to the pool or something similar. If not, usually the bedroom is located in that position. Also, there isn’t even a toilet integrated yet. So the question remains whether to continue with this or better consult an architect.

The separation between the ground floor and the upper floor is planned as shown in the drawing. We would like to ensure that you don’t have to go through the dirty area to reach the upper floor.

Who is supposed to live upstairs later on? Carrying dirty laundry through the living room in a new house is really a sign of poor planning. It’s also not very pleasant when the washing machine drowns out Mozart playing from the hi-fi system. You can’t build the wall thick enough to block that noise. Others simply add an extension next to the entrance for their appliances and technical equipment if there isn’t enough space.
If you are determined to design the house so that it can be divided into two separate living units, then Kaho’s suggestion regarding the staircase placement makes perfect sense.
Don’t rely on the assumption that no more construction will take place nearby. I know several people here who were still celebrating their unobstructed (!!) beautiful view just 20 years ago, and now they live in about the fifth row back... When those buildings were constructed, it was said: there will definitely never be any construction there!

Others also just build an extension next to the entrance for the technical equipment and so on if there isn’t enough space...Or you could put everything in the basement under the carport if you really want the basement to be outside. That’s what my aunt did. The heat pump is located in the basement, which is only accessible via an external staircase.
