ᐅ Single-family home turnkey construction with owner-built garage

Hello everyone,

I want to have a single-family house built "turnkey" by a construction company and would like to save money on the garage (costs about 35,000 EUR for a double garage, solid construction).

The garage will be attached to the house, so there will be no gap between the garage and the house. I plan to have the foundation made larger by the general contractor to cover both the house and the garage. I think this will save the need for the concrete mixer truck to come back a second time. The building permit or planning permission should also include the garage. The dimensions are 6.4 m x 9 m (21 ft x 30 ft) including a workshop area, with boundary development.

Is it possible to build the house completely finished with exterior plaster and, after final inspection, then add the garage (build up 3 or 4 walls?, flat roof on top)? I also want to have high-voltage wiring prepared to the garage and later have the electrician do the final wiring inside the garage.

I am interested in your experience with general contractors. How did you handle this technically and in terms of scheduling?

I highly doubt he is referring to a professional commercial workshop. Most likely, it is just a private DIY workshop like the ones 99% of people have in their garages.

Someone has to do it, and usually they want to be paid for it.

Are we really so bureaucratic now that you have to hire an architect just for a garage? If I need to attach something for the garage, I’ll have it done by a third party. I have to submit the building application anyway.

With a proper building permit, since I don’t want to risk a construction stop on the house due to any circumstances.
Workshop and boundary construction are mutually exclusive, because the garage loses its privilege regarding setback distance according to §5, paragraph 8, sentence 2, 1. of the Lower Saxony Building Code. Then you need a burden agreement (easement) from the neighbor.

You want to apply for and have the garage approved, but not have it inspected? I don’t think your mixture of partial services from the general contractor and own work will work like that. Neither the general contractor nor the authorities will agree.

Why shouldn’t I be allowed to build the garage myself? What does it matter to the authorities who does the inspection?

Haha, until the first neighbor complains to you, then you'll find out what you’re allowed to do.

We also commissioned our carport ourselves. However, the general contractor included a structural calculation from their own engineer with the building permit application. Many things can be applied for – who actually constructs it is a different matter and should not concern the building authority. Nevertheless, it needs to be approved. I assume it will then be built by another company?
